Yes, we have used Prosolution.
I couldn’t recommend anyone higher. Stuart & Josie are committed to excellence. I remember they saved our tails at the 11th hour and found us finance about 11 days before settlement (when buying 5 units and using a new trust). It’s all a memory now, but at the time, it was pretty impressive going by Stuart. (It is a long story).[blush2]
Sorry Simon, I think Prosolution would be hard to beat. Of course I haven’t tried yourself yet!
Try reading some of the testimonals on his website. You’ll find ours there, amongst many other respected forumites. Or perhaps do a search on this forum.
Prosolution operates at all times with ethics, which is rare these days. (Simon excepted)..[biggrin]

From what I remember, nothing happened!!
I think that the TT mentorees (is that a word?) expected Steve to do it all for them, and that’s not the way that Steve works. That’s not what mentoring is all about.

You don’t have to “SELL” Burham Heads to me, I am already the converted – I LOVE IT. So does my husband, Will. He can’t wait to get up there to do some fishing! We would love to own a beachfront property there. We see the values there and Toogoom really jumping in a few years to come. I might come and see you in about 4 weeks when we shift up there!
$425,000 for a BEACHFRONT NEW property does sound reasonable, but not $425,000 for a normal new property 5-10 minutes from the beach. There are estates up there selling land for around $120K for 1/2 acre blocks. These are a fair way from the water though, and I’m not sure on the covernants. I know that some covernants up there are very restricting. Not sure about Dolphin Waters convernants though.
I was a little confused before with your posts. How far is Dolphin Waters Estate from the water. Is this the land you are referring to as beachfront. I’ve been there but I remember it being quite a fair way from the beach. There are lots of estates up there that are not selling at the moment though.
I love reading Bernard Salt’s info on Hervey Bay. I am trying to get into Real Estate myself and I am very interested in the stats on the growth, but we were shifting there anyway (from Melbourne), because it’s a great area to bring up kids.

I think that you are referring to the MAP Program. (Millionaire Apprentice Program).
We were one of the group that Steve mentored.All I can say is that the results of the group were astonishing!
Not just us, (we were pretty average), but many in the group did things that 12 months earlier, they would have never have imagined doing. The investing results were good, but the personal growth that we all experienced was the main thing that we all have benefited from. (thanks Steve).
The techniques that Steve taught us, can be put into practice in ANY real estate market.
Perhaps do a search on the MAP program. If you have read both of Steve’s books, you should know about it. Or are you referring to the TV audience people that he mentored?

As an investor active in the HB area, I’d like to see your data to PROVE that the houses would sell for around $425,000…. I think you have a good imagination.
There are still lots of facilities to be put in the area before blocks start to really sell. This is going to take years.
Most blocks are not selling AT ALL in Burham Heads and developers seem to be selling off whole developments to walk away from them. I know because I looked at buying one not long ago. I am moving to HB in 4 weeks and I have seen Dolphin Waters Estate and others.
PS – I do love the Burham Heads area. It is a great area.Regards,

We live in Kooweerup (for 4 more weeks) not far from Officer…
All the windows of the RE Agents in Pakenham seem to be REDUCED – MAKE AN OFFER type ads…
This tells me that you are probably doing well to have got 4 inspections in 5 weeks.
Take a long hard look at the price and work out if you are kidding yourself at the price that it is listed at.
“DO YOU WANT IT”, OR “DO YOU WANT IT”???? How much do you want to sell?
If your goal is to sell, cash up and move on, then bite the bullet and price the house accordingly. It sounds like renting the house out is not an option that fits in with your goals.
Consider the lost opportunities of NOT investing in WA…. Just my 2c worth [blush2]

I personally wouldn’t be recommending to anyone that I know to invest in NZ anymore. Especially with the VERY likely interest rate rise. I don’t see the point of being an offshore investor and investing at the top of a boom. NZ could suffer flat or negative growth now for many years, similar to Australia. (If you believe Aussie John).
One property that I purchased in NZ, had been on the market for 7 years – believe it or not![bawl]
At least if you are investing for cashflow, you have no large holding costs while you are waiting for appreciation.[agro3]

I don’t want to be a wet blanket, but do you think that NOW is a good time to be doing property fulltime, and expect to earn a reasonable income out of it?
Many investors are preparing for a property downturn and getting themselves in a better financial position to weather the “storm”. There is a LARGE possibility that interest rates will rise early next year.
Just remember that when starting out an income is VERY important to enable you to obtain finance, and to build up momentum.

You don’t get your Licence until you are actually employed by a RE Agency, so I have to wait. Hopefully I will get a job before not too long.[blush2]
We are shifting to Hervey Bay, and although the property market has been in a bit of a slump lately, there are amazing developments etc. going on in Hervey Bay, making it a fantastic city for serious capital growth in a few years. I have no doubts that a smart investor will make lots of money there soon. (hopefully me also).. Hervey Bay is the 2nd fastest city in Australia for capital growth (after Mandurah, WA).
I would love to have some quality investors (apart from myself) on my books before I start work [biggrin][biggrin][biggrin] That would be too good to be true!
Unfortunately I won’t be able to buy all the good deals that I come across, so it would be great to pass them on.
Anyway, yes I will definitely be “the new kid on the block” with lots to learn, so come and take advantage of me![blush2]
