    I forgive your crassness! (this once)

    You made comments a few days ago, basically stating that “it can’t be done”. I merely tried to explain to you that “it can”.

    Nobody says just go out and buy anything. Everyone is responsible for their own due diligence of the property, the town etc..etc.. Who ever makes a mistake, it comes back to greed and laziness. They can’t expect to blame others for buying the wrong property, as basically nobody on this forum suggests areas, etc.. and nobody here says it is an easy thing.

    You are entitled to your opinion, as I am to mine.
    Lets leave it at that, shall we? Personally I have not said anything NASTY to you.

    You said that this topic is for Del, however all the quotes in it are from other people – not me!![?]

    Hi Bear,

    We come to this conclusion ourselves, a month or two ago, and so made the bold decision to put our home on the market, and get rid of our LOC.

    There was a great post on the forum a couple of weeks ago, called “Sell, Rent and invest. (or something like that),

    Use the search function, and have a read. It is interesting!!

    Hi Helen,

    With our properties, we look at each one, and work it out on an individual basis.

    In this hot market, 5% is probably wiser. Every town is different though. Some smaller towns have no vacancies.

    3 Quarter horses, and one brand new palomino foal.
    2 Talking Galahs,
    3 Ringneck Doves,
    2 Cats,
    2 Sheepies,
    1 Fat Golden Retriever.
    2 kids.

    There’s more to life than money, animals are great for stress relief.

    Steve, AD, Sooshie, & Crew,

    Sounds like a great suggestion. I miss the “old” forum, where everyday after reading the posts, I was so motivated, I felt that I was walking on clouds, and nothing could stand in my way.

    If you get creative they ARE there!!

    Try wrapping, lease options, or offer tenants a washing machine etc… for an extra $10pw.

    I’m sure Steve is pretty sick of people asking “are they still out there”.

    Why does it have to be within 2 hours of Sydney. Perhaps you have to put in a bit more legwork. Nobody said it would be easy.

    Not trying to have a go at you, but if you have read the book, then you know how IT CAN BE DONE. You must work out whether you are serious or not.

    Yes that is correct, it is calculated on the purchase price, not the loan.

    You could do it on the loan, but if you are trying to follow Steve’s method, then it’s on the entire price.

    Hi Eccles,

    This is not a dumb question. Here goes!

    To work out your gross return on a property:

    1. Multiply the weekly rent by 52…ie..$150 x 52 = $7,800

    2. Divide $7,800 into purchase price…ie..$75,000 = 10.4% GROSS RETURN.

    Does that make sense?

    Hi Rx2 73,

    I have a corporate trust, (but not a hybrid one).

    I am not an accountant, (so correct me if I’m wrong) but as far as bank accounts, I would think you should have your accounts in the same name as the property, so that you can claim the expenses, like interest & bank fees.

    Your rent received should be in the name of the trust also.

    As far as which bank account, your guess is as good as mine!!

    I think you are making excuses for yourself.[:I]

    Most of the “older” regular forumites are “normal” [:0)] people with normal jobs, normal lives, and (normal?) kids, but an abnormal urge to improve themselves.

    We can all find time, because we make time.

    The busier I get, the more time I seem to be able to find, because I get more ORGANIZED.

    If you want it bad enough you will make the time.
