Hi Jenny,
We have had a couple of tenants in the past get into arrears (in the last couple of years), and both of them claimed that they didn’t have the means to catch up straight away etc. etc. etc. BLA BLA BLA….
We FINALLY gave notice to evict them, and BOTH OF THEM paid up rent arrears IN FULL (which was a lot of money by that stage) on the final day that they were to be kicked out.[biggrin][angry2][blush2][buz2]
After that date they both paid up ON TIME, EVERY TIME.[buz2][biggrin]
Was it a co-incidence, or are they playing you for a sucker????????

DelI’m pretty sure that the maximum anyone can build in Hervey Bay is 6 stories high. That is definitely the case for building on the Esplanade.
I very much doubt any development with 250 units, is accurate in Hervey Bay.

Sorry, but I also agree with Westan & GMH454. It was your responsibility to give them your new email address. Also, I would keep in touch more often than every 3 mths or so.
I find that with property investing, you get out of it, what you put into it.

$170 sounds about right price and should rent soon, we have a 2br unit on BoatHarbour Dve, (noisy area) and it rented at $175 after 2 wks.

How does the location stack up? Is it situated perhaps on a busy road like Boat Harbour Drive, or is it in a good location, within close walking distance to the beach (if it was, I definitely wouldn’t sell)… If it’s in a bad location, perhaps selling and moving on to a property in a better location might be worth considering. BTW, what price is the rent now? Just remember your goal was to move into it in a few years.. Don’t give up so easily. KEEP TAKING ACTION…[biggrin]
We are shifting there soon, and I am a bit biased about HB, but I would try to stick with the IP until just before Xmas. Just remember, lots of people shift just before Xmas!! Hervey Bay definitely has been the flavour of the month with speculators for a while, and so it will take a bit longer to sort itself out. Prices HAVE dropped there, so maybe selling NOW is not so smart.
Perhaps try to rent it thru another property manager at a different RE Agency. (maybe 3rd time lucky)… It was a big investment, so it’s worth a bit of mucking around to get a suitable tenant… We would ONLY use “The Professionals”. If you enquire there, ask for Sal and tell her that Del recommended you. She will be honest.
We sold a house there a week or so ago, and I am seeing more “under contract” signs on the internet websites, and remember the Whale Watching season gets busy in September. Maybe in Spring things will turn around for you, either by renting it out or by selling. Hope so..
Do some “soul searching” and work out what you really want to do, then stick with your “GUT feeling” and do what it takes to get a good result. Remember you have to be able to sleep at night.

Today we have managed to “finally” sell a property in Hervey Bay, and NOW THIS great news…..
There is NOW hope that we will sell our block of land in Nambucca Heads….

Jetstar & Virgin Blue have just commenced flying into Hervey Bay since 29th July. The airport expansion cost approx $13 million.
Because of this, tourism is expected to increase by approx 1000 people per week. Lots of these tourists will fall in love with the relaxed sub-tropical lifestyle & safe protected swimming beaches.
An industrial park is also being done near the airport ATM costing $75 million.
For those who don’t know, Hervey Bay & Mandurah WA are Australia’s fastest growing cities.
Good quality property will be worth holding onto here…

Sorry to hear you are having troubles with your IP in Hervey Bay.
We have a few IP’s there, and we are in the process of shifting there soon. We think Hervey Bay’s future is great, especially with the new airport expansion etc. etc.
May I ask which RE Agency you were or are now using?
There has been a big glut of rental houses the last few months, and the sales market has also now slowed down a lot. Apparently it is expected to pick up in September, as historically this has always been the case.
So many investors went on a buying frenzy 6-12 mths ago, and so if you want your house rented, realistic rental prices are needed.
If you are interested, I would highly recommend our PM in Hervey Bay. We use Sal from The Professionals. If you talk to her, tell her Del recommended her…. We have a great working relationship, and if I can be of any assistance to you, just let me know.

I would definitely pay it ALL off on my PPOR loan. In your situation with 4 kids, I think you would prefer to feel like you have little or no real personal debts.
Don’t drop your repayments, and the other $10K you owe will disappear quickly.

Will and I have both booked for Michael Yardney’s Property Workshop in June. It is also a bit expensive for us, (especially in this property market), however…
This seminar is going to be packed full of information, from many outstanding investors and professionals, and we are keen to network with all the other like minded “property developers” and “hope to be property developers” like us..[blush2]
There are lots of “seminar junkies” who even after 4, 5, 6 or more seminars, always find reasons why they can’t take action. I am sure that part of the reason for the slightly higher price is in hope that these people will be deterred from coming.
As far as Property Development being risky, for us, the biggest risk is the fear of the unknown in property development – in not being educated enough to give it a try. Hopefully this seminar will help us to not fall into some of the traps that other amateur property developers fall into.
This seminar is mitigating that risk, as best we can. [biggrin]
