Am excellent place to start would be a recording that Steve McKnight is bringing out soon, which is an interview with New Zealand Legal Expert Mike Ward…
We used Mike on several occasions as our solicitor in NZ, and he is the most vibrant, switched on, up to date, solicitor who is actually a huge property investor. You will even stay awake listening to him, unlike 99% of other legal people.[sleepyanim]
I’m not sure when it is available, but I’m sure if you contact admin at propertyinvesting.com they could tell you.
I am sure it will be in a language that you can understand ‘cos Mike is very down to earth.[shades]

I met Weston (and his family) before he become famous in NZ…..[shades] He was living and investing in a regional Victorian town. The same town that we were investing in.
He is a wizz about anything and everything that may be happening in a town, I mean companies moving in or moving out of a town etc.. He is a walking encyclopedia. [grad]
He is about as genuine as they come!
As a spotter, I don’t think you would find a better one, and I hear that his price is VERY competitive.
Oh, and I forgot to mention that he is a VERY successful investor, who only invests in cashflow positive property. (hope the taxman isn’t reading).

I’m not a mortage broker, so I can only give you a general answer.
With commercial loans I believe the maximum LVR is 70%.
We did find that for the area that ours is in, (a Vic. regional town) there were not that many smaller lenders that would lend for commercial finance there, however they would lend there for residential.
The lender will look at how strong the lease is.

Hi all,
I have learned so much from brokers on this site. One broker in particular from this forum, we have found to be 1st class, and he has contributed to our success in investing. Without a professional mortgage broker behind us, we would have probably have given up investing long ago, as it all would have been too hard.
All I want to add to this post is “Let your professionalism shine”, and watch your business grow!!

Hi all,
Two weeks ago on a trip to NZ, I decided to make an appt. and visit each of our tenants, even though we use PM’s.
They were all really excited to see me, and one even stayed home from work, just to meet me. (I don’t really know why, but it felt nice).
One of the tenants said that although she loved the house, that she felt she had to give notice to move out, because her toddler was running out onto the road too often.
I have agreed to put up a wooden fence at the front of the property, at a cost of only $5 per week to her. She was wrapped! It will cost me about $700, but I get my home improved, with no vacancies, and keep a happy and prompt paying tenant.
Don’t be afraid to actually SPEAK to your tenants, they don’t bite (well most don’t)…..[blush2]

Interesting post !!
I think we are about a 6 to 7 out of 10.[baaa]
We have sold our home, which we loved, so that we could invest without using a LOC, and although we are investing in NZ and Australia, I don’t like doing too many deals at the one time. I like to get finance approval etc.. and then move on to the next deal.
We have some loans fixed, but mostly we are on variable rates. All P & I, as we are more concrened about reducing debt than having excess cashflow.
Up till now we haven’t done anything too risky or scarey, just lots of little houses, units, and one commercial deal, although we are trying to find the right BIG COMMERCIAL DEAL that will work and make us lots and lots of cash!!

Hi Monopoly,
At the moment we are selling a block of 4 quality 2br units for $290,000. They return $485pw. They are located in the leafy part of town, not in a housing commission area.
They are in a large regional town in Victoria with a population of about 15,000 which services a surrounding area of about 70,000.
They are also being sold with a planning permit to subdivide!
I would not be in so much of a hurry on your deal.
