Hi,
Looking at investing out of Perth – Lancelin, Bridgetown, Bunbury etc..
Anyone have any opinion on this?
Thanks, Mei
Plenty of opportunities in Bunbury, Carry Park, City, and down around the old harbour (Town Houses).
Not a great deal of V land left, but Plenty of Redevelopment opportunities (units).
We build family homes out of Bunbury; Capel, Australind, Eaton and Mandurah.
We still have a s load of building planed for the Bunbury Regional area.

Also, do a search on where the new rail will go, although ou may like to be close so tenants have access to Perth, I wouldn’t personally buy the house opposite the station (too noisy), so check out where that’s going to be as well.
Good luck
PKLake Lands is right on the new rail line and there building a station in Lake Lands. We have blocks opposite the station 35ks in growth in 4 mnths on vacant land is not too dad.
(too noisy) some can past personal likes and dis likes.

A C/card with a 1,000 + limit is personal debt.

http://www.owner.com.au/phototour/listing_phototour.cfm?listingid=22315Get back on the horse so to speak. I’m sure you’ve learnt your lesson.
And that lesson is do’nt trust property managers and tenants.
Get it all on the contract in writting from day one.
We are in court at the moment with a tenant we areclaiming non payment of water, rent, cleaning, storage
,new doors,piant,2skips,court costs,travle and that,s about it.[argue]
If you x your T’s and . your I,s and keep “GOOD” records things should go your way.

Maybe you could use your Perth based accountant.

http://www.owner.com.au/phototour/listing_phototour.cfm?listingid=22315We have been told that you should spread your loans out with several banks so it is harder for them to sell your properties if anything went wrong.
My goodness what cowboy told you this?
If your need to make it harder for them to sell your properties if anything went wrong You should not be in the game.
I feal you should use the same bank, keep a good repour with the same person in that bank.

http://www.owner.com.au/phototour/listing_phototour.cfm?listingid=22315I also have another plan where I would like to go on positive cash flow, where I can purchase a 100k home with rental @ 150pw. This in turn I do not get strong capital gains.
I doubt very much that you will ever see a decent 100k home again in Perth, even after the Bottom out.
Seems a little like kidding your self that petrol prises are going to be below $1pl again, at some time.
Sorry to sound so pessimistic.

http://www.owner.com.au/phototour/listing_phototour.cfm?listingid=22315We are getting out of the rental (landlord) seen and have moved into property development.
Just love developing 3×2 4×2 homes, may do a block of units sum time and sell each unit.
No more pesky tenants.
