i’d advise you to work for you lifestyle but build your property potfolio as your wealth. Any profit either pays off the loan or gets reinvested in another property or shares etc. If you start spending your prodits you will be working till your 60+, but having a higher standard of living. i’d rather delay the temptation and build for the long term but its all a personal choice. You Need a plan !

in the world of property investing there are many hastles along the way. along term plan will help you see the big picture and not be so worried by the small issues. Yes you need to get the property rented so put energy into this. As Simon says (hey that sounds familiar), check out other property managers and be prepared to list with multiple agents. i had a similar problem in 1997 when i bought a 29,000 house in Morwell Vic, i had it vacant for a while at 100pw. But today it is getting 135pw and worth 95,000 so keep an eye on the big picture. A lot of property investors sell when they have difficulties the rest become rich. only sell when the situation is very bad and there is no way of making it work, or you can get better value elsewhere.

Another thought 10% return sounds OK now but in 10 yrs when all other rents have doubled (doubled again in 20yrs) you will still be getting only 10% on the purchase price?

the way it looks to me is you should phone some banks and run the numbers past them. i’m not a mortgage broker but usually Banks work on about 35% of your money to sevice a loan
on $18,700PA you could afford (at 35%) paying $126per week towards a loan. therefore you could probably only loan about 80,000.
with your own money as a deposit and for stamp Duty etc you will be able to buy up to $100,000 approx.

you probably know the advantages of a trust i’ll go through them quickly
1) Asset Protection and Estate Planning
an assett can be protected from future threats ie being sued. a trust can continue for up to 80 yrs and even if you die the trust vehicle can continue on for the benifit of the other benificaries
2) Tax Benefits for a Trust
the profits from a trust can be distributed to the benificaries usually the lowest taxed first.
the topic is huge, i had a lot of trouble understanding the benifits of a trust when i set up mine 6 yrs ago but the book mentioned above is a very simple yet detail reference to trusts. the book could save you thousands (hey i should be on commission).
The advantagfe of a corporate trustee is it gives another teir of protection for the trusts assetts.

This means looking at what prices other properties are selling for through local agents. i could almost guarantee you will pay top dollar form Melbourne or Sydney based business’ like these. Check with local agents they will tell you the true situation on rental vacancy rates etc.
