    Hi George

    i’d advise you to work for you lifestyle but build your property potfolio as your wealth. Any profit either pays off the loan or gets reinvested in another property or shares etc. If you start spending your prodits you will be working till your 60+, but having a higher standard of living. i’d rather delay the temptation and build for the long term but its all a personal choice. You Need a plan !

    you need to have a long term plan.

    in the world of property investing there are many hastles along the way. along term plan will help you see the big picture and not be so worried by the small issues. Yes you need to get the property rented so put energy into this. As Simon says (hey that sounds familiar), check out other property managers and be prepared to list with multiple agents. i had a similar problem in 1997 when i bought a 29,000 house in Morwell Vic, i had it vacant for a while at 100pw. But today it is getting 135pw and worth 95,000 so keep an eye on the big picture. A lot of property investors sell when they have difficulties the rest become rich. only sell when the situation is very bad and there is no way of making it work, or you can get better value elsewhere.

    Hi guys
    what are the guarantees worth if the company has made a killing and then is gone in 12 months time ?
    Another thought 10% return sounds OK now but in 10 yrs when all other rents have doubled (doubled again in 20yrs) you will still be getting only 10% on the purchase price?
    Sorry guys it sound a bit dodgy[}:)]
    But i’m a curious person and who knows a trip in the country might be nice. They may open you up to other posibilities in the area.

    the way it looks to me is you should phone some banks and run the numbers past them. i’m not a mortgage broker but usually Banks work on about 35% of your money to sevice a loan
    on $18,700PA you could afford (at 35%) paying $126per week towards a loan. therefore you could probably only loan about 80,000.
    with your own money as a deposit and for stamp Duty etc you will be able to buy up to $100,000 approx.
    Depends where you live if this is good or bad news.

    They offer money at 5.65% and no costs, no est fees etc.
    i know someone who was unemployed and he got a loan on a very cheap IP.

    you probably know the advantages of a trust i’ll go through them quickly
    1) Asset Protection and Estate Planning
    an assett can be protected from future threats ie being sued. a trust can continue for up to 80 yrs and even if you die the trust vehicle can continue on for the benifit of the other benificaries
    2) Tax Benefits for a Trust
    the profits from a trust can be distributed to the benificaries usually the lowest taxed first.
    the topic is huge, i had a lot of trouble understanding the benifits of a trust when i set up mine 6 yrs ago but the book mentioned above is a very simple yet detail reference to trusts. the book could save you thousands (hey i should be on commission).
    The advantagfe of a corporate trustee is it gives another teir of protection for the trusts assetts.

    Bricks are good but i also by weatherboard. Im happy with timber or steel frames. A few years ago i was interested in Straw Homes till i read a book and it put me off. i think it was “the three little pigs”

    if you are talking about what structure to buy in it varies from person to person but most definately look into a family trust perhaps with a corporate trustee. Get a hold of Dale Gatherum-Goss’ “Trust Magic”

    welcome to the world of posting.
    i hope all newbies would do what you have been doing and reading through the past discussions, this way they would find out many questions have been answered.
    Good luck with your wealth creation Plans. it is very valuable to write it down. i keep revising mine when i realize how easy some of the achievements have been. they are not highly professional at all but get staight to the goal and how i will achieve it.
    Because i’m impressed with the way you have been working and studying this forum i could email some of my past plans as a guide of how i did mine if that would help at all? [email protected]

    if you go don’t committ to anything. But after do your own due diligence. This means looking at what prices other properties are selling for through local agents. i could almost guarantee you will pay top dollar form Melbourne or Sydney based business’ like these. Check with local agents they will tell you the true situation on rental vacancy rates etc.

    the fathers day competion is closed.

    it is with great pleasure that i have to announce the winner.
    Sadly there can only be one winner (i can’t afford to post too many bottles).
    As you will see there were 2 entries that had 5 children (Not including my own). Muppet and Gocats both have 5.
    After much deliberation and thinking about it all night (oh the pressure of being a judge). i have made my decision and no correspondence will be entered into.
    Thankyou to all who replied to the post and thankyou to the enjolady for her additional prize.
    So the winner is
    MUPPET , yes once again the Kiwi’s take the prize. Muppet just edged out Gocats because he posted first and Gocats had 3 step children (i do appreiate you are still their Dad).
