I think this is a true story
There was this atheist walking through a forest suddenly he heard a bear, but it was too late the bear had already picked up his scent. the guy took off as fast as he could. but it was useless the bear was way to fast. The man fell over and in a last ditch effort he called out to God. God heard him and said “what? all your life you have rejected me, now just before you die i suppose you want me to make you a Christian so you can go to heaven?” the man replied “No God, you have misunderstood me, it’s not me i want you to make a Christian but the Bear, can you do that ?” God paused for a moment than said ” that’s unusual but i suppose i can do that”.
By this time the Bear had caught up to the man and was just about to pounce on him. At that point the bear stopped, got down on his knees and prayed “Lord, for what i’m about to receive make me truely thankful amen.”
Cross marnoo off the list. its to small, nothing going for it and a last year there was a mad firelighter setting homes on fire. he was never caught police know who did it but don’t have the evidence to convict, i think he is still in the area. although you could buy get insurance upset this person in the hope he burns down your house so you get a brand new one build which you could charge higher rent ??? i think ouyen was in the news because they were going to withdraw some nursing services to Warracknabeal or even further away, it may have been Hopetoun ? perhaps you could check this out ( a big negative if true because these small towns do not want to lose any jobs)

cannot help with the previous posts
but
you should be able to do it in one trip, this one to insect the property.
the rest can be done by phone, fax, mail, email no problems.
the selection is the only trip needed. actually a lot of people buy unseen, then pay others builders etc to report on the condition. i prefer to see but this is not always possible. you could negotiate the price subject to builders inspection (or whatever condition you want) then check it out youself

while we should be prepared for possible rate rises i wouldn’t get too scared by such extreme predictions. if you go through these guys predictions over the last few years they are always wrong. for the last two years they have been saying the same thing yet rates haven’t risen. One day they may be right ? so your warning is valid. It is near impossible to predict 3 yrs out. i am surprised that they predict a decline of .5% next year?

But obviously it depends on the overall condition of the property, does it need restumping etc and a new roof. even if it needs work doesn’t mean its a bad deal as long as you have the capital to do it and it will add more value than what it costs.
And finally it depends where the property is, it’s not a good deal if there are vacant houses all over town.
another thought, check out- if the property was to become vacant what rental would you get. occasionally you find properties that are returning more than the market it wouldn’t be a good deal if the next rental was only 100pw.

i am going to NZ for a long holiday, hope not to work over there, except on a few properties i’ve got and will buy. i’ll probably stay for 1 -3 yrs we will have to see how we like it, we have 4 kids at school so it depends how they go also.

i’ve got a great book for you to read the only thing is look for the message because it’s not a true story. But the message is great it inspired me about 4 yrs ago and i did what he said and i’m retiring at the end of the year aged 39.
The book is called Rich Dad Poor Dad.

as valuer can only go on the current value which is acheived by looking at what prices comparable properties are selling for. i’d talk to a value and ask them what they think ?

the point i’m making is even the people i know with money aren’t finding it easy to make money trading. Some of these are experienced traders. thats what i see

when i’ve refinanced with NAB i’ve always got a valuation the same as i asked (my figure were realistic) because as enjolady said a bank employee does a drive by valuation, so support your valuation with comparable sales in the area and you shouldn’t need a valuation unless your trying to get a higher than market value.
