first of all sorry to those who have heard it before please move to a new post.
i started buying in 1996 (when my net worth was just 25K) and bought 10 cash positive properties in the one year in adelaide(4), morwell(2)(vic), stawell, ararat, hobart, leongatha. since then i’ve continued to buy, getting about 25 in Vic and SA, this year i started to sell some and sold about 12 in the past 5 months, i’ve also been buying in NZ, got 13 there now and about 11 in OZ (in shepparton, morwell, adelaide, hamilton, stawell) with a couple on the market. i plan to move to NZ (not Bondi, maybe someone made a joke because there are so many Kiwi’s there). in NZ i will be holidaying and improving some of the houses. we are moving for 12 months buy may stay longer, i depends how it goes with the family (we have 4 kids).
the properties i buy are cash positive, have the potential to be improved by adding some value (ie paint), i also try to buy in areas that will grow in the future. i stopped buying in Oz in about April to focus on NZ. Property has been fantastic for us i’m 39 and will finnish working on Dec 19th [].

seriously, what do people think of Broken Hill these days. i know 6 years ago i didn’t buy there even though you could buy for 25k because the town was declining and had a few vacant houses. have things changed?
by the way this property would not be cash positive even with a 20% deposit.

my tip is a bit of an outsider, not many would agree with me but this will be the year of the TIGER. Richmond has recruited well and a season without injuries will put them back high up the ladder. with the competitions best big man in Brad Ottens and best forward in Richardon being aided by the ball getters like Johnson and co, Richmond will be strenghtened by the addition of Nathan Brown a great center player or forward. so i can’t see anyone else up there apart from the Tigers. i feel very strongly this is their year. the feeling is so strong i’d be prepared to put a large sum of money on the tigers, the only thing stopping me is i get this feeling every year about now. last year it lasted till about round 10. by the way the international cricket season hasn’t even started yet, perhaps we are being a bit premature

as far as what age to have them, i wouldn’t like to be too old, my youngest is 3 and its nice not to get woken in the middle of the night by kids.

i remember talking to an engineer and he said that cracking through the middle of bricks was more of a problem, while cracking around the mortar could be caused by many things including lack of moisture ( a real problem for many areas at the moment).

i was talking to an agent in horsham Vic a number of weeks ago and he made the comment that they get so many emails it is impossible to keep up. his small office would need to employ a full time worker just to reply to emails. he isn’t willing to do this as very few email enquiries translate to sales. i suspect he feels that if people are interested they will make serious contact with the agent. i remember last year i would send off so many emails i forgot who was who.

is that 300k in equity? if so i’d look at turning some of it into cash, obviously it depends on your situation but over the last 4 months i’ve been turning that equity into cash (by selling not refinancing). With some of this cash i’ve been buying properties in NZ because the return has been excellent. i don’t think that the market where i own properties is going to collapse, so i’m keeping about 1.2 million worth of property here (all still mortagaged). with the cash i have left over i’ll sit on mortagages and look for opportunities, both shares and property. over the past few months most of my shares i’ve purchased have been Gold stock. where to put the rest of the money ??? i will take my time and look around. i don’t feel we are at the start of a bull run on the stock market so i’m happy to wait.
what do others think? what about you Fatboy what would you do. if i was a chick i’d probably ask you out 90k income and 400k in equity.[:X][]

but definately worth knowing[], i think it is wrong to tell you.[] my own principles make it hard for me to do the wrong thing.
so i will need to charge you money for the info otherwise i get a bad conscience and nothing back. so we had one bid of $25 let me tell you its worth a lot more than that.
