as a general rule i’d never buy something that wasn’t cash positive (unless there was some fantastic twist to the property like a subdivision). i’ve bought a few properties (sold some) over the past 6 yrs and all of them were cash positive.
$40k for 100pw will stuggle to be cash positive, unless you put some of your own money into the deal, say 20%

i’ve locked in about 50% of my debt for 6.69% for 5 yrs and 6.19% for 3 yrs.
i don’t expect rates to rise much but better to be safe (as i owe a lot), my variable rate is still under 6%.
if i didn’t owe very much then i’d probably go with a variable under 6% rather than fixed rates over 7%

SIS you have been a busy buyer, well done, i bought 10 in my first year of investing in 1997. what on earth are you talking about “off set gearing principle”. By the way, just be careful, its not the number you buy but the deal that matters, especially in this market.
my best buy recently was in Dunedin (NZ pop 100,000) the asking price was 70k (which was cheap for Dunedin) and currently let for $170pw. i bought the property for 58k. i expect to add about 20k more when i paint the outside of it. it is about 70pw cash positive with a 20% deposit. the return on cash into the deal is about 35%.

that was me who claimed that, i gather this Bledislow cup must he some cup to do with a minor code of football perhaps rugby union ? i’m suprised people are still interested in Rugby, no one goes to league games anymore. i believe in Sydney everyones watching the sydney swans. i heard there was over 70,000 at a regular game recently (against Collingwood), the combined attendance for a round at all NRL games wouldn’t be that would it ?

i’m doing the opposite craig i’m heading to NZ to live on Dec 31st. when i’ve been there or talking on the phone they pick me an aussie all the time.
i was reading the news about a sad story from new zealand about a young boy who was being abused by his parents (yes i know it can happen anywhere), when they substantiated the beating they asked the boy would he like to live with his grand parents and he said “no, they beat me also”, when they enquired about any aunts etc he continued to protest that they beat him also. So they asked who he wanted to live with. he responded “i want to live with the All Blacks”, when they asked why he said “they don’t beat anyone”.[]

while steves book was written this year the market in Victoria has changed incredibly quickly. i’ve been investing in property since 1996, it finally twigged for my brother at the beginning of the year, he started going out buying as much as he could, about 8 properties all cash pos. he made the comment to me “i can see the window of opportunity closing before my eyes” i thought he was panic buying and exagerating, but no he was exactly right, there are very little opportunities anywhere in Australia today. but there are some so don’t give up you just need to work harder.

got a bit more of the story about the guy who bought the 10 in Moe. he ended up with about 50 properties. When i said friend, more like a business aquaintence. Anyway this guy did real well he bought in Adelaide when i did, paying only 21k for properties now worth 90k, but he went Bust a few years back.
Now here’s a realy important leason. he was a person without any integrity. he wasn’t very smart either. for example the ones we bought in adelaide in 1997. they had no floor coverings. we put new carpet in and rented them out at 100pw paying everyone promptly and developing good relationships with the property manager and mainenance guy. the other guy did nothing to the properties then all he got was 80pw. the tenants were the bottom of the heap and didn’t pay rent. this is typical of what he did, he didn’t care about his tenants or take time to present the properties well, therefore he attracted bad tenants. Eventually his property empire started to crumble like Domino’s and properties were sold from under him. i don’t know where he is today but i know his marriage broke up. i reckon he would be worth over $4 million today if he had done property the right way.
