While stockmarket go up and down 30% is common this is not the case with property. First of all there is not one market but many markets in real estate. So it is not really correct to talk of the market. but overall the market historically DOES NOT CRASH. Lets look at the Melbourne market and see the facts (not the urban myths that go around). And a large city and not what some little market like Canberra.
In 1985 the median price was 89k it went up every year till it peaked in 1989 at 167k, the next six years it went basically sidewards dropping to a low of 152k in 1992. By 1996 it was off again from 163K till today about 350k (i don’t have that stat in front of me). These figure are from Landata Vic Gov. So the market does not crash historically speaking.
Now housesonly you are correct that this is a huge boom, bigger than others so what will the result be ??
If houseonly is right? Gee a 30% decline is a real bust, it will destroy people (financially) if that was to happen. If i belived it would drop 30% i’d sell for sure and buy back later. Say if you portfolio is worth 2 million a 30% drop is $600,000. i’d sell and buy back at bargain prices ready for the next boom. By the way houseonly a 30% drop would send Melbourne prices back to prices of the year 2000.

Hi all Gee its good therapy to get it off you chest
Mine was about 4 yrs ago i decided to manageone of our properties myself in a city 30km away (Ararat Vic). I met the potential tenant (a single mum and 2 children. she had her mum with her also they were all nice people. so i checked the local property manager who i knew and i got the OK. Soon after she moved in she got back with her ex husband. Then the fun started he was selling drugs, all hours of the night and day people were calling to his house. Soon all the neighbours started ringing me and telling me the problems, anyway i bluffed him out of the house (after a few sleepless night). It really was very stressful the whole experience. Other tenant problems have been covered by Landlord insurance like the $5000 damage to a house in Clarendonvale TAS, so as stressful really.

well it seems like now is a very good time for all to be explained in regards to Bill. As Bill appears to have a failing memory for what he does and doesn’t do. i need to explain so everyone gets the truth. This might be lengthy but its important reading.
Bill you contacted a member of this forum and asked him if he would be prepared to hand over $175,000 and that you would invest this money for him (with a commission for yourself). Bill you promissed this man, who you had never met, a personal Guarantee on the $175,000. You informed him you would make 40-60% return. You said there was no risk. you said you wanted the extra cash because, for as mixture of reasons one being, you didn’t want to sell one of your properties. You said you could achieve this return because that is what the past 20 yr average has been. This person who wished to remain Unknown asked me for advice, As he didn’t have a clue what writting option was. I know this because he forwarded your email to me.
I must say when i first saw the email i was shocked and worried for this person. You have just mentioned “A forumite cotacted you Westan for a second opinion on Option Writing…. what would you know? In any case the prson concerned dismissed your comments as uninformed and lacking in any real Knowledge.” In regard to disagreeing with my advice (actually my pleading is more to the point), i’m saddened he hear that, because this is what i told him. You tell me if it is sensible advice.
i said don’t had over $175,000 to someone you have only ever met on the internet. We have no idea who this guy really is. i said his personal garantee is worth nothing if he is in Rio spending your $175,000. i told him that writing options can be a good way of making money but people aren’t making 40-60%, well not every year (some years you can be lucky, and some people lose money (yes Bill sometime you are forced to sell below the price you buy at). I told him if you were making 40% PA you wouldn’t need to be asking others for money you would be loaded. AT 40% your money is doubling nearly every 2 yrs (so even 50k invested for 20 yrs with compounding interest it would be worth $30 million today).
And Bill, Mini asked the Question on the forum whether you asking people to give you money so you could write options, you reacted with disgust that anyone would do such a terrible thing. You denied it even though i rang another member of the forum to check and you had asked him if he was interested in doing it also. Why ract with discust when you knew you had done it twice at least. You attached Mini for even asking the question. and you asked all your “followers” to stand behind you in you time of accusation. Rather than coming clean and being honest you attacked those who asked questions of you and your behaviour. Now that everyone knows the truth perhaps you would like first to accept what you have done and apologize to mini and then to all those on the forum. I feel those who respect you deserve the biggest apology because they are the ones who believed you. When the heat was on last time you packed up and took off Why???
Finally, you are telling everyone on the forum to SELL there homes. Yet in your own words you asked for $175,000 so you didn’t have to sell a property. This is contridictory behaviour Bill.
anyway, there it is people, i’m sorry that many of you will feel down after reading this sad tale but it needed to be said.

it has been difficult in the past to get finance for relocating houses the banks don’t want to give you money for a house while its on a truck (that wjhat it was like years ago when i did it), maybe some of the mortgage brokers might like to add some authority to my comment.

It would surprise me if it was true as there aren’t the numbers to support a disneyland in QLD even with the tourists (i maybe wrong) but eurodisney in Paris struggled even though it was the only disney in all of Europe.

Yack what Rod C is saying is
there are products called Margin Loans for shares, you can borrow up to 70% of the value of the stock (eg CBA 70%, so if parcel cost you $30,000 you would nead to provide $9,000 of your money and they lend you $21,000). the interest rates are higher than Mortgages on Properties and they have margin calls so you need to have cash for emergencies, as they will sell your stock on you in the event for the market going down.
And Rod C i don’t think that you can blame investors of showing poor money management with stocks like HIH, Pasminco, Burns Philp,etc etc.[8] These were once considered good solid companies. I know Gerry Harvey told me that he lost Millions on HIH and i would never accuse Gerry of being sloppy with money (by the way Gerry didn’t really tell me i heard him say it on TV, it just sound more impressive the way i said it)[]

I’m with you guys who say its a net worth of $1 million, but as others have said being a millionaire isn’t like it used to be.
i think this has always been the true definition. It’s only recently that some have changed it to mean having more (income of a million) because a millionaire is so common.

gee yack i’mgetting worried because i agree with you. But i must say i do love shares also.
the only thing about what you say is the most recent figure i saw was for the past 25 years and off memory it had propert 12% and shares 11%. if you did ran the same senario again you be even further ahead with property. We have to remember that this is in the past, we need to be more concered with the future.
I still love shares and see both as great investment vehicles, but at the moment i haven’t got a lot in the stockmarket just a bit in gold stocks.

I remember back in the old days stars did mean something, i was very proud when i got to 100 it took months . Now days with inflation they mean nothing PR can amass 200 in one night. []
