yes you can buy insurance on shares it’svcalled buying options and it can be a good strategy for the experienced investor, but as with all insurances there is a cost so it dilutes your return. and contrary to someone else’s comments i do know the difference between writing and buying option.
regarding the asx data it is historical data from previous returns, they cannot put in data for the future. it is an uncertainty.
anyway back to the original question is it all over , i’ve bought 2 houses in the past week.

rather than righting off nz because it appears too hot i advise people to be careful. Because many investors are paying what i think is too much for properties (hey its happening worse in OZ)
i think when buying in a market when you can’t see what is happening (ie new Zealand) it is very importants to really do your homework. some area of NZ are best avoided and (as i’ve said) tokoroa maybe one of these areas(but i’ve nevber been to tok). But i know people (experienced investors) who went to NZ to invest thinking negative about Tok who came away from there more than happy to invest there.
Muppet isn’t saying to buy in the areas that school are closing, most of them are tiny little communities with a handfull of kids.
mark there are some great places to buy. One of my favourite areas is a place where 6 hydro stations will be built in the next few years creating over 500 jobs for the next 8 years and this is just the start of it for this area. You are right the NZ market has risen strongly and areas like Auckland inner city units should be avoided according to the market watchers in NZ (aucklands not my area of knowledge).
But other growing cities like Invercargill and Dunedin are also promising capital growth and good returns and have created there own niche market with student accomodation, causing a shortage of rentals and rising rental returns. I should declare my interest and say i’m buying for myself in these markets and finding homes for others.

the quote as has been mentioned comes from Paul in this letter to Timothy (1 Tim 6:10) and as Melbear has said a closer translation is of the Greek (originally written) is “The love of money is a root of all kinds of evil”, the passage talks about being content and how people who want to be rich fall into temptation and are trapped by many senseless desires that plunge people into ruin.
The message of Jesus is that we should be more concerned with the eternal things like our soul rather than temporary things such as money. Money in itself is only a tool and cannot be good or evil it is a way that it is used that is important.

yes i agree with one tel (they could have seen it coming) but if there is deliberate and blatant fraud occuring as is being investigated with HIH the poor investors have no chance. i remember some shares i had years ago in a coal producer in NSW called Clutha they had an accident at a mine and they couldn’t recover and went broke (luckily for me i sold mine before they made an announcement to the market)..
It wasn’t possible to see this happening, sometime companies loose good contract etc i think that you make it sound possible to protect yourself, i don’t think it is, that’s cetainly my observation of 15 years of following the stockmarket.
And those programs like stock doctor are a great historical tools, but they are unable to see the future. And can only show what data is put into them. Companies like Harris Scarfe did reveal to the market its real picture.

i know a number of people have said there are about 1 million Kiwi’s spread all over the world. The thinking goes if the world gets a bit more dangerous (say terrorism) then a large number of these will return to their homeland, the safest country in the world. The speculation is what would this do to an already bouyant property and rental market. It is an interesting thought, as NZ is already seeing an influx of people since Sept 11, alot of expats returning as well as people from the UK and america. (i have only anecdotal evidence for this and haven’t see statistics yet).

Hey what if in the year you sold all your NZ assets you moved there for a holiday and became a NZ tax payer, then you wouldn’t pay CGT ?? (not my stategy).
and Bryce with a trust all the profit must be disributed at the end of each financial year so the tax would need to be paid by the benificiaries.

i am with you an that one i wouldn’t be investing in my old stamping grounds of regional centers in Vic and SA. On the other hand i’m happy to hold about 12 properties left in OZ. by the way i love driving around looking for properties and i love spreading my risk, there are great opportunities in other peoples backyards, half the time they don’t even realise it. But some of my best investments have been given to me by locals who say you should invest here because Blaa blaa and they were right but they didn’t do it themselves. oh well at dinner parties they can say i knew this place would take off. i was just taking with Janine my wife about this yesterday, how so many people can see what to do but don’t do it, even real estate agents (they are the worst sometimes).
i’m not so certain about interest rates, long term though, we could even see it drop again, i know this is not the popular view. (am i just an optimist)?
Where to put your money in 2004 , Gee even the stock market looks pricey. i’m not rushing there. nothing again stocks i have been investing in them for longer than property, but i prefer to keep my money in property nowdays

isn’t it funny how a lot of uneducated people (no Degrees etc) have been out there doing it and making buckets of cash and the educated elite have been sitting on there backside commenting on the developments.[?] I see this happening all the time. I used to work in a school and all the educated teachers have been seeing what i’ve been doing investing big over the past 7 years and a lot were saying it’s too risky, but others were saying they should do the same. But not one of them ever invested. They all saw my journey, i arrive broke 7 years ago and then 7 years later retire at 39yrs old. I think being smart (educated smart) sometimes gets in the way of making decisions. As georgisj said often being street smart is the best thing.
Yack just out of interest would you have been telling people that investing in The Pines was a bad move 7 years ago ? i suspect you would have. And i too don’t have much time for financial advisers. I have shared this on the forum a few times, when i started investing 7 years ago i went and spoke to an accountant/finance adviser to find out all the tax intricacies about property. I explained my strategy of buying houses for 30k that rent for 100pw puting $40 pw in my pocket. He advised not to do it.[] i still have the receipt for $75 which i paid for that advice. Lucky i didn’t take his advise.[:o)] I also found it interesting that a few years ago (it may have changed now) financial advisers didn’t even do a unit on property.[8]

all the research in the world doesn’t help with some stocks. Sometimes events just happen that can kill a company. I don’t think it is as simple as saying you can see it coming. Did investors in Arthur Anderson see that one?? It does happen overnight a good company can go Bust, for many reasons that sometoime aren’t obvious before hand.
