    yes it was my wife who didn’t want to buy there, i have no problems with the area. Up the road, next town, the properties i own if i was to buy them today would only show a 7% return, so you have done real well.[^]

    Hi pk

    today i own 29 homes 12 in oz and 17 in NZ (where i’m now living). i started buying properties in Victoria country cities in 1997 and realized i’d got where i wanted to about mid last year. I used to enjoy my job but it’s funny what it does to your mind when you realise you don’t realy need to do it anymore. It’s funny there is another guy on the forum, who has become a friend off the forum, who is in nearly the same situation as me and he is about to finish his job also, he feels exactly the same as me. But even when you don’t work you have to do something thats why i started finding homes for others in NZ. But i’m the boss, next week i’m helping at my 10yr olds school camp for 2 days, and also helping at the pool every morning for an hour with the 6 years olds school class, these are great things to be able to share with my children.

    thanks for the endorsement. i just want to say over the past 3 days i’ve spent time with 3 lots of Australians in Invercargill and all have bought (not all through me) one person 1 property, another guy 3 properties and the last couple bought 4. Invercargill actually is growing again. Last year Mini there were so many students some had to go home because they couldn’t find accomodation.[:(]

    welcome to the forum

    this is a bit of blatant self promotion but why not look at New Zealand. I gave up looking in Oz early in 2003. There are many opportunities in New Zealand.If you are in Victoria i challange you to find a house returning 10% ina town over 10,000 people I’m sure it can’t be done.

    great question, one i tackle all the time.

    my first goal with property investing was to generate enough cash so i don’t have to work. Now i am at that level i have to decide where i go from here. As a Christian i believe there is more to life that making money and being “setup” means i’m free to do whatever i want with my time. i’ve taken some time out (quit working)to consider what i do with the next years of my life, i’m 39 and feel i’d like to spend time with my family (thats why we moved to New Zealand).
    having said all that i really enjoy property investing and making money is like a game, and you get a huge buzz from it.
    i feel i’m at the cross roads, do i settle with what i have or do i move on and attempt to become very wealthy (multi millionaire). At this time i’m more than happy with being comfortable.

    if it is a personal couch you need drop me aline. i have a good friend in Southern NSW who is about to retire on the income from his positive properties. I’m sure he would love to share his wisdom (but you may need to pay him). This guy has been in the market for along time and knows how to make property work.     Hi Yack

    i agree, that is usually my stategy but why not have a few more up your sleaves like.
    Buy to fix up and flog off for a handy profit.
    Buy well below real value hold on and flog off 12 months later for a nice profit.
    Shift your asetts from one area that has done well to another that you expect to do well.
    Buy and hold is good but not the only way to make big money in property.
    What annoys me is friends i’ve got into property who bought houses on my recommendation (showing off aren’t i) who made a 80% capital gain and then sell out. This friend who i helped bought 4 properties 15 months ago who now owns only his PPOR. yes he has made good money but now he’s out of the market completely. people that make big money in property are those in the market for a long time.

    Hi Guys

    yes i have also. As i’ve been saying on this forum for the past 6 months. I’ve sold about 12 properties in the expectation that the capital growth on these cash positive homes will plateau in the coming years. But i have reinvested this money in NZ where the market is still rising and returns are higher. i’ve bought 17 houses there and still have a nice little cash reserve. I am continuing to look at opportunities to reinvest. perhaps you should ask steve where he has been buying in the past 6 months??

    Hi muppet can you drive fdown to Marton and see if my 3 houses there are still above water ?
    seriously that’s bad news for those poor people, yesterday i was talking to a real estate agent who lives in Marton and she didn’t think she would be able to get home the bridge was washed away.

    i’ll work it out tonight. I’ve got more important things to discuss, like river flow.
    My brother who has seen the ord river says cars were driving through it !!!!
    not the mighty river i had imagined, the Mighty CLUTHA RIVER is flowing strong all the time !

    thanks for the link i’ve just spent 30 minutes searching this topic. That link says it was the highest flow not the usual flow.the clutha’s peak was about 6,000 still short of the ords. the clutha does about 4,000 every 10 years.
    when will they give river flows the recognition it deserves and start its own thread.

    yes rugby fan not really in the same league as the ord if those figures are right, quite tiny actually. I’ve never see the ord. alright its bigger than anything i’ve seen on the east coast.

    i live in Balclutha, a town on the Mighty Clutha river the biggest river in NZ and bigger than any i’ve seen in OZ 600+ cubic meters of water a second. Anyway we are on water restriction on our gardens because the towns pump isn’t good enough to deal with demand. So in summer we have water restriction and winter electricity restrictions.[8]

    What replace the steam engine it’s still new, they think the diesel engine is just a passing fad. They are actually hoping someone will invent an electric engine so when power is introduced they can look into the possibilities there.

    WOW whata response plenty of action from you guys i started to think everyone had stopped buying.

    since you asked i wouldn’t touch it, for starters it will cost you money in 3 ways
    1. the rent will not cover the costs
    2. the property is old and may have major repairs bill ahead
    3. i don’t know Parkes but my guess would be prices have flattened out and there will be minimal capital gains, if you want to buy for capital growth don’t expect it in small centers like parkes (unless you know something i don’t know). Perhaps don’t expect it anywhere in OZ for a while.
