you have to do it. i need more people to hang around with.[] most of the guys i’ve met in NZ are working, so i have to stay at home with the forum as company. i could hang out with the kinder mums but my wife wouldn’t see that as a good use of my time.[]
Actually i’m still busy but its great to have time to hang out with people like Property Guru when he visited last week.

will these developments lead to a whole new group of people looking to find income streams so they can retire earlier. This would push up house prices. or will the government be forced to dramatically increase imigration pushing up home prices? it may not be bad news completely.

Good idea i’ve got lots to share but lets start with this one. i read your post after i started a new thread so i’ll repeat what i said.

george it wont help straight away but can you add some value to the homes, ie paint outside to somehow increase the value? then you can use the extra equity in these properties as the deposit for the next purchases.

i think you are on the right track, try to identify properties that are cash positive and have potential to increase in value. one stategy that i have used/still use is to find areas that will have some economic potential, such as a new industry. An example from last year was in Hamilton Vic, where a large minerals ands project was being developed. Iluka resources is building a processing plant in Hamilton that will create hundreds of jobs. as you can imagine this has created a lot of interest in Hamilton and prices at the cheaper end have doubled in the past 18 months. So keep an eye out, read the financial pages, talk to people and you will be amazed what you hear.

as i’ve said heaps of times on this forum i couldn’t find any, more deals that worked well enough for me so i checked out NZ and liked what i saw. do some research and you maybe equaly impressed i actually own more IP’s in NZ, now up to 18 now. 8 years is way too long. at the beginning of 2002 i planned to retire in 7 years, i am 2 years later. you can do it.

i used to work in a school till Dec.(not as a teacher as a Chaplain)
you would be amazed how hard some teachers work, if they were paid by the hour they would be loaded. Holidays- heaps of teachers work through the holidays. as one teacher said to me you sit in an office with 25 clients all at the same time for 6 hours a day and see how stressed you feel.

i have a daugher aged 13 who complained that i spent too long on property stuff. Well last April she and her mother (my wife) went to europe for 5 weeks. she knows that she could never have done that on my old salary (couldn’t have paid for a 5 week travelcard in Melbourne).
Funny she looks at property very differently now.
Malachii did i mention in that post about an auction of 10 houses in that city in1997 ? if not i’ll tell the story again. by the way what price did you pay for your house to geta 11% return?

one word of caution if you plan to buy and make a quick $.
you will have alot of costs associated such as legal costs, stamp duty and then you will have legal and selling costs, sometimes the property would need to go up by 10% just to break even.
however if you buy well then go for it.
As robert Kyosaki says “the profit is made when you buy not when you sell”, so always buy with a bit of a profit built in.

i’d still submitt the offer to the agent, however sometimes they will tell you that a higher offer has already been rejected. On some occasions it could be still worthwhile asking the agent to submitt the offer anyway as the circumstances of the vendor may have changed.

i would suggest if you buy cash positive properties you set up a family trust.
when it comes to distributions you can give $416 per annum to each child and pay no tax. you will also discover the whole new world of deductions which will balance out the rest of the profit.
With the trust if there are more profits made they can be distributed to yourself, your wife (according to tax and benifit payments) or you can donate the money away. if you belong to a church you can give it them as a distribution from the trust. Donations to churches are not tax deductable from earned income.
