New Zealand has some pretty decent hills for skiing, but i’m not into it either. Yack good to see you made it out of the city. You will find that country people make far better tenants also. Not like those tenants you get down Frankston way, why invest in an area where the tennats are constantly causing problems , not i would never invest there. Investing is supposed to add to your life not take from it.

i am inclined to agreed with you about organized religion this is not the form of faith that i practice, mine is about a relationship i have with god, a God who knows me and loves me, but not just me he loves all people.
Sadly wrong has been done in the name of religion by people, be careful not to throw out what truth there my be in things because people distort it for their own benifit.
rather that feel threatened (this is the way i interpret your comments) by people who want to discuss their views, surely as an open mature society we should be free to discuss our opinions without feeling threatened. Being free means we can say what we like so try not to belittle or riddicule others veiws, look at the alternatives in many countries.
regarding the eye of the needle interpretation you mentioned. That particular interpretation was first put forward by a Greek theologian named Theopholac(can’t remember how it is spelt off the top of my head) in the 10th century, 1,000 years after the words were spoken by Jesus. he said there is a gate called the eye of the needle in Jerusalem that a camel could as you say get down on its knees and enter the city. No other historical documents mention a gate called “the eye of the needle”. It is discredited today as comments by a man who was trying to gloss over the story to make it more appealing for the rich in his day. The very point Jesus was making is it IS IMPOSSIBLE for a rich man to enter Heaven by himself. Jesus then says that with God all things are possible there for if God works in his life he can be saved , as evident in the Zachheaus encounter.

I’m more than happy to buy rural cities however usually i don’t buy in smaller towns, say under 5,000. It’s important to really do your homework to make sure it wont be vacant. Ask the property managers in town how many vacant homes they have right now and also how long have they been on the books vacant, and final ask why are they vacant.
if you speak to enough property managers you will get a good idea of demand, after all we all want our properties let. also, yes go low you never know.

Marc be careful i can’t find anywhere in the Bible where Jesus tells us to become rich? as Kay mentioned before – Jesus said “it’s harder for a richman.. to go to heaven … ” . however after saying this we have Jesus’ encounter with Zaccheaus, who was a rich man, and who after showing true repentance (but giving away 1/2 of his money) for his greed and exploitation of his people is welcomed by Jesus into the family of God. So it is possible for a Rich man to be part of the kingdom of God, but i don’t think God wants at to seek riches above other things. In fact surely it doesn’t really come into Gods economy ?? isn’t he more concerned for how we treat the under privaledged than how much we put in our own pockets?
I think the actions of the early church as recorded in the Bible is a great example to us of people sharing all thay have with each other for the benifit of the whole community (Marx would have been impressed).

i was talking to agents in victorian regional cities where i own and demand is still strong and prices have even gone up a little in the past 2 months i’ve been out of the country (No there is no relationship between me moving away and prices rising) [].
so even if the major markets in Australia (capital cities) are struggling as we have said there are many markets not one property market.

your situation highlights the advantage of owning in a family trust. Large profits can be distributed to family members and paid at there tax rates, the effect can be a saving of thousands perhaps tens of thousands depending on the situation.

Another great victory for the Kiwi’s in a reduced over one day game. Once again the Kiwi’s set up a win only to nearly blow it thanks to some average bowling and big hitting by the South Africans. the kiwis just got over the line. This makes history here in NZ it’s the first time the Kiwi’s have ever won a cricket series.[]

you will have to pay CGT but remember 1/2 of the profit is tax free, so you will pay tax on $100,000 so at the highest tax rate of 47 cents in the dollar. so on 100,000 at 47 cents in the dollar you will be paying $47,000 on your 200,000 profit.
what does that do to your figures for your next project.
BTW if you own in a company you will pay CGtax on the full 200000k

Hi i’ve got a friend who gets houses built for him in the ballarat area for $650 per sq meter and he does the finishing painting etc. genearlly it will cost $800- 1000 depending on the quality of the fittings etc, obviously a large home with open living ares will be cheaper per sq than a town house with 2 bthroom and small living areas.

and Marc, i think you’ll find Jesus spend more time talking about what we can do for others rather than do for ourselves. I also think we need to be careful not to see God as a Santa Claus character. we know that bad things happen to Good people. Thinking the right things never gaurantees anything. If you are fortunate to have money, the emphasis is what you do with it. Money is only a tool.
One final word Jesus said to be concerned for the things of God not the riches of this world (my translation).

i don’t know the specific property you are talking about and i really don’t know the Auckland market so the following are just general statements, Michael might be the best one on this.
the NZ press often stress’ that there is an impending oversupply of units in Auckland (much like what i heard in OZ about Melb and that other city , something starting with S). It is also the popular opinion that Auckland is at its peak (unlike some other areas of NZ). so just be careful, and beware of the old sales strategy “if we don’t want it, quite a few people have interest in it.” this make you more inclined to buy when you believe other want the property.
a lot has been said in NZ about the oversupply of unit catering for the overseas student market in Auckland. so these are just some thoughts for you to consider.

you might be onto something with this one. Look at what sea change did to Barwon Heads in Victoria (Victorians will know it sent prices through the roof). I know England is a long way away but the pomms are out in force buying in NZ. Perhaps it will attract some investors to Bundy.
