    i supposewhat you really want is future projections for population trends some times the Government ones need to be considered lightly. In Australia all the experts predicted that Tas would continue to loose population, however i read the latest report late last year that Tasmania’s population was actually growing again.

    I think a bit of local knowledge and common sense is the best tool available.

    i have come to the opinion (and welcome others comments) that these areas will grow in population

    Tauranga – has it all sandy beach, nice weather, tourism, port, industry, jobs. Close to Auckland. Has been the big growth area and will continue to be. (also the reat of the Bay of Plenty)

    Hamilton – Uni, close to Auckland, cheaper than Auckland.

    In the South Island – Central Otago (queenstown, Wanaka and sourounding areas.

    also Nelson at the top of the south island

    Its interesting that a lot of towns which have lost population over the past decade especially in the south Island where i live, appear to be growing again strongly. I believe the next statistics will confirm what everyone says that the population is rising again.

    If you are after cash flow properties in these high growth areas i have mentioned you are a few years too late.

    Essential – call the property managers , ask how many vacant homes, how long are they vacant, why are they vacant. Ask there not to buy. and ask what is essential in a home ie airconditioner in WA.

    Muppet, thanks for that- are you saying that the interest rates in NZ are directly linked to USA, i wouldn’t have thought so. Surely it is the resevre bank or Governmnet that sets the rates?

    i don’t know who you are talking about, but it just goes to show that we (especially the ladies) need to be careful on things like internet forums. It’s sad but sometimes i think its better for the girls to keep there identity secret. Having said all that, everyone that i have meet personally though this forum have been absolutley top people, i love them all, they have all been fantastic to meet in person.

    Hi Guys

    sorry if i’ve offended anyone, i just see this as good robust discussion, nothing personal intended. we all have the right to ask whatever we like. Bring on the questions this discussion is great. I only wanted to make the point that just because in Monopoly’s example the negative geared property worked out the better buy it does not mean that negative gearing is the best option. Clearly capital growth will set you up for ever.

    Hi Michael

    it is actually quite common to find high yeilding properties that outperform the so called capital growth areas.

    this is posible because a lot of smaller areas are/have been undervalued for a long time and overlooked.

    What we have been seeing at the cheaper end of the market is it is rising at about the same rate as the middle of the market so if a home for 100k rises 20k we are seeing the cheaper end say 70k move 20k also. so as a % return it actually outperforms the higher priced property

    i remember hearingon the radio an old collingwood player (no not buckley) from the 1950’s and he said how tough it was playing for collingwoog as every week the opposition would try extra hard because everyone loved to beat collingwood (as per your comments), just and interesting thought.

    saw the AFL highlihghts last night on pay TV Gee some great marks from the round

    Hi Matt

    welcome to the forum.

    6 months ago i lived in stawell, 65km from Horsham and i own properties in horsham, therefore i keep and eye on the market there even though i now live in NZ.

    The market has started to slow down a little i hear however buyers still outway supply. Properties in North Horsham give the best return, One of mine for example is in Hennesey st, it is let at 155pw and it would sell for about 95k at the moment. I like Horsham for the following reasons and i’m not selling mine.
    1. Horsham is the Biggest city from ballarat to Murray Bridge in SA, and from warrambool to Mildura. so it has a lot of Govnt jobs etc, as well as a major retail center.
    2. when the north os Horsham has a poor season the south farms tend to do well, so the local farmers tell me.
    3. the mineral sands project at douglas south of Horsham will have some positive effect on horsham.
    4. the future posibile gold mine at Murtoa and further north (maybe a long shot, check out MPI mines.

    as far as Hamilton NZ goes i would say its a good area to buy (i don’t own any there). it is a growing city 4 largest in NZ now

    i don’t think interest rate rises are planned but the Gov’t?? I must say i was surprised that i could get 5 year fixed rates with ANZ at 7.2% which was below the variable (that really is unusual).
    So to see the Bank lift fixed rates doesn’t suprise me.
    Do you read this action of Westpac as a sign that there will be a lift in official rates?

    LOL, while i read your post, i too remember watching shows on tidal Waves, now when i go to the beach i look out to see just in case. Oh, and i also look aroung where i’d head if a tidal waves came along, Gotta be prepared just in case (yer i know i’m [confused2] but its hard not to think these stumid thoughts).
    By the way i still drive my car everyday even though 1,000’s of people are killed on the roads.

    i was a school chaplain , doing student welfare work for 7 years, then i retired for 6 weeks, then i started the business in NZ of looking for homes for investors.

    Hi Guys

    of course the lower returning home with the capital growth is better, thats obvious no arguement, what i’m saying is the question is faulty,
    It’s like me saying which is better a cash positive property making 10% return and 7% capital growth or a negative geared property making 5% capital growth, obviously the first property will be the better home to invest in. The homes i think you should be buying are cash positive and have capital growth, you don’t have to have growth or cash flow, you can have both.. Having said that i’d much rather a cash pos. home with growth than one without cash flow
    wouldn’t you agree ???

    i have realy enjoyed this place,(too much says my wife).
    i’ve enjoyed meeting so many of you guys, thanks for the help you have given me also, after all thats what its about.

    one thing i find realy interesting is that Mini and i reached 1000 posts at the same time. it is interesting because we joined the forum on the same day, both have a passion for New Zealand, both are finding properties for others and both love helping others also.

    the only major difference is mini is better looking than me. Oh and Mini might have a slight advantage over me in the musical talent area.
