Well done david with the Fordlands Property[thumbsupanim]. as you are no doubt aware most property managers will not manage in that area. One property manager who looks after 300 properties and has 7 in Fordlands (by default, as the owner has 10 in other areas and he wants the whole business from them), he said he spends more time in the tribunal on those 7 properties than on the rest of their rent roll.
Richard at Rotorua Rentals is excellent , however he is one who will not manage in Fordands. (so he told me 4 weeks ago). Somehow he has taken on you property?regards westan

i’m inclinded to agree with theres, but who knows ?
my thought are with some of the highest incomes in the country and the cheapest prices there is room for continued price increases. The new Freezer works in Invercargill will help. With unemployment under 4% theres plenty of work about.Up here in Otago i think Dunedin will continue to boom the extra 2000 students at otago uni will help there not to mention getting the lions share of the Government uni funding will see the place get stonger and stronger. the new Prison at Milton will also bring quality people into the region.[confused2], but nether the less bring them here.

over the time i’ve been on the forum (i long time)i see lots of people come and go. sometimes it’s quite then Steve does something on TV and there are hundreds of new people asking the same questions, the old timers get a bit sick of going over the same ground.
yack, sorry to hear about the recent drop in price, i thought you had a long term stategy ? isn’t that the thing with Properties bought for Capital growth sometimes you just have to be patient.
Re the Stock market forums look at the infrequence of sites like investorweb, hotcopper, ozstock its like a goust town there now.

i agree 100%, it certainly isn’t a bad thing at all. and to the other points i agree with you ladies. However if people are employed in jobs they no longer enjoy there are many other options. Far better doing something you like (even if you are paid less) than doing a high payed job you hate, but stick at it because you are captured by the money.
i’m the first to agree that money shouldn’t be the basis of what you do for work. i worked for 7 years doing work that was low paid.
i was more making a point don’t waste your life in a job especially if its not your passion or help you achieve your passion. if you are just doing it for the money there are better ways to make money.Wayne L , good to see you back on the forum, always enjoy your contributions.
SiS i’m with the others here, what are you doing, all this shifting the money as fast as you can sound sorta expensive to me, all the entry costs exist costs, i want to sell more but i’ll wait for the next financial year and get the tax benifits, i think kay has a good point about the 50% exemption for holding for one year.
SIS if you want to move the $$$ around look for a country that has low entry cost (no Stamp duty) and no CGT.

rental management varies from place to place i pay from 7.5% to 10% depending on the area. i’d much rather pay 10% if i knew i had a great property manager. Unfortunately price doesn’t reflect quality.
and 10% in some area swill get you a brick home.

personally i won’t touch leasehold, it just means that there is one factor that can destroy the value of the property and also the return.
Often in NZ leasehold is to the Moari’s but not always. In Napier in the North Island the lease for a lot of the city is to the port authority. Years ago (1930’s) they had a massive earthquake and land lifted up form the sea about 8 feet. This land was the port authorities, They suddenly became the wealthies port authority in the world (or something like that).
Anyway sorry for the story i just found it very interesting and thought you may. The bottom line is the land is leased at 5% per annum of the land value and signed up for 25 year lease. Napiers prices are now sky high by NZ standards 220k medain. No what if at the next valuations the land is valued at 100,000k that means the lease is 5,000 per annum (Ouch that hurt).

How about have children -from what i hear there could be a few dollars in it. ( a few years too late Thanks Mr Costello).
Kay that saying “60% destitute and living on the pension”, what would there position be if there was no pension, maybe for some it would be destitute.
i think the best and safest way is to buy cash positive homes that will appreciate in value. Buy in a coountry that has no stamp duty and no capital gains tax, You can then buy investment properties that you can fix up and pay no capital gains tax.
And the idea of a Job (yuk, why prostitute yourself in working for someone who will tell you what to do all day,start your own business). WEhy give to someone else your most creative and energetic years of your life.
Sorry a bit off hyperbole from me, (just to make a point).

Well let me be the first to say i predicted 10 goals to Richo, look at my first post. but i’m not going to make a prediction for next round. Even if i tell you how many he gets you would still think it was a fluke.
CD- i was listening to the footy on the internet and as Richo was kicking those goals in the last quarter the smile on my face was getting bigger and bigger, even said to Alvin (my brother) that i might have to go back to Oz for a weekend just to see Richo play, if he keeps it up , he’s great to watch- Us Tigers supports love to see him Shine.

i’m going to continue what i’ve been doing, selling down my Oz portfolio and reinvesting in NZ. Will probably sell about 5 more properties in Australia in the new tax year, and will add about 10 more in NZ, may even sell some in NZ (ones that have gone up a bit, have some in Waimate that have gone up 60% in 10 months and i can use the money better elsewhere in the market, but can’t tell the forum where). I’m enjoying buying doer uppers, not that im doing the work, and making a few $$$ that way. So basically keep the options open, buy cash positive properties in areas that will go up in value and a few improvers.

sorry i can’t contribute much to this one it’s getting late here in NZ (after 10pm).
Mini is right on the ball with the comment about you can keep going with cash positive properties. Some people do a great job and aquire 10 some 20 some 30, There is a very strong rumour about a chap who bought 130 in 3 1/5 years. I wonder how many properties steve could have bought if he went for properties returning 3% yeild. (not 130 i bet).
i would still own 1 I.P. if i bought a 300k property that was negatively geared.Sorry Glenn i’m not addressing your comments but i am doing my best.[offtopic]
