as far as committing to one week, my understanding is with a floating week, i can choise from a lot of weeks during the year it doesn’t have to be the same week every year.as far as your signature goes, thats prety close to what i’m happy doing “look at the mountain”.

Invercargill is The South Islands third largest city (pop 50,000) and was famous as NZ fastest declining city. Luckily the city is back on track.
This last weekend i actually wrote up a two page report on Invercargill for our clients. Sorry i don’t want to post it here. i think Invercargill’s future looks good. The new freezers works opens at the end of the year with its 450 or so jobs. New retailers are arriving all the time, Bunnings are currently looking for a site in invercargill also.Pursue i think your a bit unkind to those lovely (backward ?) Southland people. But if you ment 40 years ago to a time when people lived in safety (very low crime), were basically honest, everyone had a job (very low unemployment), then yes thats southland. Pity they can’t do anything about the weather.
I live in Otago (south Island) moved here from Australia last year. It is cettainly colder here than OZ, i’m thinking about starting a campain to increase the amount of CFC’s people use so we can increase global warming.As far as “no go” areas all cities have less popular areas and so does invercargill. However the lesser areas are not what i’d consider Bad areas. The only area not to buy would be the Large 4plex’s in Lithgow st.
The rental market is a little softer at the moment (last 10 weeks)however i think its starting to come back, i was there yesterday and things are moving. Homes must be warm to get tenants, winter in invercargill can get cold (a bit like Ballarat) so heating is essential. I own 2 homes in Invercargill.

look into the FHOG, but you will need to liver in the property for sometime within the first 12 months. do a search of this site as there was lots of discussion that is now achived.
SuperTed, no i’m more than happy NOT being a moderator, who would want the hastles these poor people have to endure, thank goodness we have them they do a great job. Sorry i worded it poorly and you have taken my comment personally. i was attempting to tell John howard that the forum is trying to avoid this type of discussion. Usually when someone posts a very pro stock message like buy EMA it will go to 90 cents it usually ends up an arguement or being deleted anyway.

i think if you do the sums again you will be shocked at how much these properties are negatively geared, they are no where near cash positive.
also i think you have crossed the line as far as how much you can advertise on this forum, don’t be supprised if your post is gone very soon.

thanks for all the thought so far.
John howard where can you get an appartment for $500 per week. I was looking at some timeshare in Wanaka (NZ) the other day and to rent the quality of it would be at least $2000 per week. Also you have missed to concept of timeshare many people have never even used there own as they swap them with others all over the place. In regard to dieing out, i think you will find the opposite. i like the idea of staying at quality places for a fraction of the usually cost. I was getting some prices for Fiji and units would cost $300 per day so i thought hmmmm time share???
Who knows at the end of the day it may not be the way to go, but i appreciate the comments made.regards westan

you can actually do something with 4k in property. I know of a house in St Arnaud Victoria that is an ex state house new carpet 1 year ago, new stove sold for 50kwith an existing tennant paying 120pw.
If you got a 5% deposit thats $2,500 plus costs you can make a deal happen with only $4,000.
With a larger saving say 11,000 you can buy properties in NZ for 45k that are renting for 120pw, only thing is you would need 20% deposit plus another 2,000 for legals, building reports etc.
As far as talking shares they are the rules of the forum, whether we agree or disagree noesn’t really matter.

i’d like to see you save a bit more , during this time read as much as you can about investing not just property but also shares. Join a local library and borrow, but buy good books. Don’t take supafreaks advice as while he may be right you can lose all of your money if he is wrong.

we have been down this path before- with talk about banks asking for revaluations and then asking for top up to restore equity in the loans. I believe that they can’t do it. Providing the loan repayments are being met it isn’t a concern. I suspect it is a bit of an urban myth that banks were doing this in the late eighties.
By the way a lot of your concerns about property can be aleviated by the following techniques so that if there was a downturn you can ride it out.
1. fix interest rates.
2. buy cash positive properties ones showing 10% returns.
3. make sure you buy properties that are well priced, as you said the profit is made when you buy. Which is part of the truth.
4. put in at least 20% into the deal
5. buy a property that you can add some value too.regards westan

isn’t me either , my total holding in tokoroa the last time i counted them all was 0. Don’t think i’d be a long time holder in tokoroa, certainly not 130 of them. Muppet where did you hear some aussie has bought 130 there ? for his sake i hope he knows something i don’t about the place.

we spent a week in Queenstown (i live in NZ) and then to Wanaka and MT Cook then a few days in Timaru and home on Friday. We had to get away as we were having a new kitchen built.

The best team deserved to Win, but they didn’t and the team that played best on the night won. Seriously what domination of the ball, how about sharing it a bit? you Kiwi’s are Ball hogs. At least when we got the ball we had a minutes play with it then were happy to give it back. And why not use the whole feild ? They could have used the other 80 yards as extra seating as the ball never left the NZ 20 yard line.As i’ve said i don’t understand the rules but isn’t the umpire or referee supossed to be impacial ? it reminded me of Aussie rules where the umps look like they are on the other team.
