    marrisa you are exactly right, but we need to be careful in the market today as the returns in many towns are average. It will be interesting to see if, people buying today will be happy with there purchase in a few years time.
    as you say research is the key.

    this is your deal
    180K and rent of 5% which works out at about $9,000 income per year. even less if vacant.

    you will need a mortgage of about 160K at 6.5% this will cost you 10,400. Rates, property management fees and insurance will cost at least $2,500 per year. So this place will cost you 3,500 per annum which you can write off against your tax.

    A lot of peole on this site prefer to buy properties that will put money in our pockets each week, these tpyes of properties will actually improve your servicability with the banks making it easier to buy more properties.

    personally this is not what i would invest in.

    Hi guys

    in fairness to steve Mcknight, i don’t think he has ever encouraged people to invest in small towns.

    Personally i don’t invest in small towns Unless its just too good to say no. Most small towns have a risk but some towns have excellent Mirco economies and strong rental demands, every case is different.

    I think you will find very little good deals in decent areas now days, but people are still finding them. Personally i gave up about 15 months ago in OZ.

    yep sounds like greed to me but at leats she checked it out, even if she did spend a fortune doing it. There must be thousands who part with there money. Funny thing is these types don’t even look genuine.
    But never think we are beyond a con, i remember hearing a con man say the eaiest people to fool are the ones that never think they will be. (Not really sure how that works)

    I agree,

    i’ve been under the impression we need armed police stationed at intersections for a long time. The Govt should raise the budget for snipper training. They would only have to shoot one or two and it should bring jaywalkers into line. How about castration for guys who drop cigarette butts.

    just for the record what bank were you dealing with. i know someone else who was offered 90% but when it came to the crunch they only got 80%.

    Ngaruawahia
    Waihi
    Putaruru
    Flaxmere (a suburb of Hastings)
    Highbury (suburb of Palmerston North
    Castlecliff, Gonville, Aramoho and Wanganui East (suburbs of Wanganui) and
    any ex-housing corp securities in Wanganui

    these are in the North island
    the only ones in the south island are some tiny little towns on the remote West coast (Towns like Greymouth, Hokitika and Westport are OK).

    i am yet to see a bank give 90%, to australian investors, i’ve heard some give promises but fail to deliver. What have you seen ?
    While i’ve got you can i ask are you able to assist with the major Banks for finance ?

    i can’t see how this has any impact on the average investor who is buying residential property in NZ, why are you saying

    i would be happy to talk with you about it, but to be honest i wont give you top dollar, you are better to deal with a real estate agent who will probably get a higher price even after you pay their commission. Sadly many people who sell privatley don’t get a good deal. for example We bought one privately recently in Invercargill for 89k for a client. I know it could be put back on the market for 110k and it would be snapped up.
    My role as a buyers agent is to get the home at the best price i can for my buyers.

    Hi all

    Yorker, you are a very naughty boy.

    I must admitt i really can’t understand a lot of the decisions made in NZ. The constant desire to lift interest rates leaves me scraching my head. Sure the NZ economy is moving along nicely but why try to destroy it by lifting rates , which will hurt business, raise the dollar leading less competative exporters. I much rather australia’s approach to the economy. Now the Government’s decision to slow down immigration, this too makes me wonder, what are these guys thinking ???
    the level of competency does scare me sometimes. Maybe a change of Government is needed???

    Hi all

    hey i don’t want to give the wrong impression Kiwi’s have a love/ hate relationship with Australia. there are so many people in NZ who have a family member living in OZ so there really is a very close connection to australia. Most Kiwi’s could name the Australain cricket team how many Ausies could name 3 NZ cricketers?

    your not far off the mark many NZlander don’t like the fact that a lot of foreigners are buying up in NZ. i can understand their sentiments. But then again we are bringing in millions of dollars for them to reinvest if they desire.

    Officially- congratulations on exiting the rat race. Your a Legend well done.

    what are you enjoying the most about your new life. I love the sleep ins, unfortunately the 6 year old likes me to walk him to school so i have to get out of bed by 8.45am.

    look forward to seeing you in NZ sometime, next time your over let me know and i catch up with you.

    You know i stepped out of the rat race and then 6 weeks later stepped one foot right back in, with the buyers advocate stuff. But then again i can choose how much i want to do. Currently reclaiming some time for myself again, getting a better balance.

    Thats why i thought this time share would be a good idea especially if we can pick up extra weeks at resorts for under $500 pw.
