    i saw your post earlier but wanted to think it through a bit first.

    Yack has a good point about the finance for NZ properties be based in NZ. Normally i would not consider other options however the NZ interest rates are now higher than australia’s and maybe going higher. So the andvantage of having the debt based in Oz is lower interest rates. You can get 2 year fixed for about 7.5% and 5 year fixed for 7.95% here in NZ.
    So the final verdict for me, I’d be tempted to keep the NZ finance in NZ (as Yack has said) but lock in fixed interest rates. Your NZ deals should be still showing some excellent returns even if the rate is 7.95%.
    Your not tempted to sell one of your OZ properties? I’m not saying you should as i know nothing about them but just asking the question for you to consider.

    i can’t see that happening in the US either. I think they are in for some hard years.

    remember interest rates are still incredibly low over there. They could cope less with a 9% interest rate than we could.

    very interesting stat. that one, i’d be very worried if i was an all black fan, 2 tries isn’t really going to cut it when they have to play in South africa and australia.

    Ha, ha have a good laugh, it’s easy to make fun of someone you is ilit, illiet, iliterote [angry2]. Its not my fault that i had a denist appointment the day thay taught us how to spell.[blink]
    In reality my mum was a remedial english teacher- how does that work out ?[confused2]
    Anyway Yes i can’t spell but i’ve still got a degree so spelling isn’t really that important.[biggrin]

    Hi Jon

    i really can’t see interest rates anywhere near that level. Inflation would need to be out of control for the RBA to lift the rates to a level that would

    1. Destroy the economy
    2. Destroy a governments chance of re-election

    Banks fixed rates should be seen as a bit of indication where they think the rates will be. If concerned lock in fixed rates. Personaly i think they will be within 1% of where they are now, it could even be less that todays rates. There guys (economists) change there views every month.

    i’m under the impression that it is a capital expense that will be claimed as a depreciatable item over the years, i’m not an accountant but am prety sure i’m right.

    you’ve misunderstood, there is plenty to be made in stocks, but remember 90% the promises you here in those stock trading causes is hot air. You just have to have realistic expectations, sure learn all you can and use the market to make a dollar but there are plenty of experienced investors who get burnt all the time. I’ve been around long enough to have meet many of them.

    Hi guys

    sorry i haven’t responded i spent all yesterday buying as much harbourfrontage land as i could (thanks for the tip rugby, i’ll save a nice little block for you with water access, i’ll even build a jetty for your boat.
    So all we need to do is wait. Oh and remember use as much CFC’s as possible, i let my car run all night and burn as much plastic as i can get my hands on.
    Buy the way guys you thought Australia was a dry continent now, you will be falling over yourselves to live in Balclutha in a few decades.

    this post may get deleted so i’ll share what i know, try the Perth Mint (No not in Melbourne), years ago there was acompany in melbourne called the Australian Gold Bullien Company.

    Muppet likes the idea of silver, personally i rather the leverage of Gold and silver miners (ie Gold and silver stocks on the ASX), but i’m comming around a bit to Muppets thinking

    Well i have a HOT TIP. Where i live in NZ, a town called Balclutha.
    Why ?
    well its cold now but add 4 degrees for global warming, (were using all the CFC’s we can get our hands on), suddenly we have a warm temperate climate.
    We are 5 km from the baech now, but add rising sea levels, now we are coastal.

    YES FOLKS the next GOLD COAST- but i think we will call it the SHEEP COAST.

    its easy to look back at yesterday and say wespac rose 2% yesterday. Tell me what will rise tomorrow ????????????? See you can’t do it

    SIS if it is so easy , tell me a stock that you can sell for a 2.5% profit. Tell me one tonight that if you buy it at close of trade that will be 2.5% higher by close of trade Monday, If it is i will give you $100, if it isn’t up 2.5% on the day you donate $10 to a chatity of my choice. My purpose in doing this is to show its not that easy in reality.

    I’m with you yack average people don’t make big money from short term investing/trading. Yet i know many who have made over 1/2 million in the past few years in property.

    hi i use Lynne Jenkinson from Stawell and District property transfers, Ph 03 5358 2477 whilst she is not a lawyer she does have one she calls on if needed. I find Lynne’s rates excellent as is her service. I’ve used her for over 15 purchases and about the same number of sales.

    as far as a building inspector, hmmm you will have to use one of the Builders there, You could try Graeme Mackley at Pomonal (look up the phone book for his number). And the pest inspectors you will have to use the yellow pages also.

    If you want to know more i lived in Stawell for 7 years (until Dec 2003) so i know whats happening, please ask if you have any questions.

    yes its a pity people feel that way about shares because shares are great, they are a lot more fun than property. But there is certainly a risk, as there is with buying property in todays market.

    Acey well done with your share investment but if you’ve been around a while and i think you have you know that it doesn’t happen, there aren’t lots of people out there who have turned 10k into 500k, but i know guys that have turned $200k into $0 (no not me). His sure thing stock which made him a packet turned nasty and is in liquidation.

    The problem with shares is peoples attitude to loss, you have to be prepared that sometimes in the stockmarket you will lose money, while at the moment not too many have lost money in the Property. Think how much did we loved dotcom stocks in 1999, i loved looking at the computer to see how much i had made each day.

    Hi guys

    about 2 years ago a friend of mine was a peter Spann fan he went to one of his seminars bought the tapes etc (lent them to me) then joined as an assistant at his seminars. So he loved the Guy.
    I thought peter had a lot to offer back then. But i suppose it depends on your investment knowledge at the moment what you willget out of it.
    Personally i’ve never done any of these 4k a pop seminars.
    Like Yack i’ve read Spannns book and enjoyed it also , but from memory its more of a life storey not an investment book.
    If you followed Spanns advice over the past 6 years or so you would certainly be a Millionairre by now, as the property market has risen so much.
