Well i thonk we are all a pack of amatuers, look at this post by Mel Bear that she wrote recently on another thread.
I would invest $4K into about 8 rabbits, returning (conservative) $4320 after about 13 months…. then I’d have my money back, and still make about $400 per annum. Cheers MelWhy would you invest in Shares or property ???

Well as you are probably aware Wayne Gold-Eagle are the biggest Gold Bulls i’ve ever seen, they love these types of storys. I’ve been following them on and off for about 2 years one day there Gold predictions may come true. I just have trouble taking these guys seriously.

if you look at the longer period say 25 years property still outperforms shares but the gap is closer.
I’ve been buying shares for twice as long as property, while i like shares i love the profits that i make in Property, thats why i invest to make money.

there are heaps of Billionairres who have made their money from property.
For starters try Frank Lowey, he owns the Westfield Property empire his personal wealth is Billions. I remember reading the BRW top 100 wealthiest Aussies its amazing how many of them have joined the list through property, you should get a hold of it and have a look.
Hey i like shares but, name one who have made the list from share trading ? There aren’t any.
And the real reason people fail at trading is because its not as fool proof as the publicity material you read. Sure there are some winners but there are loosers also.
as far as the richest people in the world I think you will find that Bill Gates made his fortune buy owning Microsoft and taking the company public, not but investing in shares. Sure Buffett has done well, he is a legend and you and i might do well by studing his investing strategy, for the record Share trading is NOT one of them.regards westan

Rod thats correct a large windfarm project, there is also the manufacturing of some components which Caple Prince is building (I think), one other BIG thing in the pipe line is the prospect of a Huge Paper mill between Portland and Heywood, this would be a billion dollar project and may not happen for a decade but it was being talked about a while ago.

i read these reports with interest but
they are usually written but broking ?investment houses that have a desire to talk down property in the hope that they can SELL their investment products.
Rememeber these are the same guys why were telling us to Buy stocks and getting a kickback from there recommendations.

i agree with wayneL that we can’t expect to make too much from property in the next 5 years using the old strategies of buy and hold – and sit back and get richer and richer.
Like a few others on the forum i’ve done well from property , but i have to admitt a lot of the initial success was just being in the market, Of the properties i bought in 1997 i never dreamed that they would go up buy over 200%. I think the ones i’ve bought more recently (last 3 years) i can claim some more of the credit for what i’ve made.
By the way i’m not anti share, my father is a self funded retiree living of his invesments in the stockmarket, without his invesments he would be getting a part pension.regards westan

Not too many nice deeds out there. I know someone who lent $20,000 interest free to a guy so he and his family could buy their first home. The homebuyer was able to find a great deal also.

Yes Jet this one has been all over the place, i’m still wanting to reply to erika’s post about 3 pages ago[confused2], by the time i do she will have forgotton what the conversation was. Oh well its all fun.
Lets reply now. Erika its not true that there is always warning that things are going bad. It happens all the time that a stock makes a shock announcement and suddenly it is worth half the value overnight HIH is the example you picked it is a classic it lost 50% in one day. As far as being smart enoughto see it comming come on , i’m sure you have lost a packet on some shares like myself and every other share trader i ‘ve ever met. If Gerry Harvey with all his billions didn’t see HIH comming (he lost millions on it)how can they average investor.
Would it help if i prepared a list of stocks that lost over 50% overnight.

Shares are as safe as houses if you go in with an open mind, do your research & select good companies – based on their management & approach. And you can call the CEOs or executive management of listed companies, you just need to pick the smaller caps who are more approachable.Sorry acey whatever happened to HIH, AMP, NAB, onetel, Air New Zealand, Pasminco, Harris scarfe, Not to mention all those ones in the States. Nope you can have all the info in the world and still not pick them. As far as the small caps go the list would be even bigger. Not too many homes i’ve bought are worth $0 today, in fact none of them. Actually all of them are worth more than i paid for them, wish picking stocks was so easy.

i’m with the others, don’t feel the need to rush in, as i feel prices will not be rising for a while, but you might get it cheaper if you wait. It certainly is the time to be doing your homework. Perhaps get the Australian property investor magazine http://www.apimagazine.com.au it will give you a real feel for the market, as will using real estate sites like realestate.com.au.

i’ve never sold without an agent. But i’ve bought a few that were for sale privately and on all occasions they got way under what an agent would have got for them. So i’d make sure you know the real value of your home. Don’t try to save $6,000 and end up selling it for 15k below market.

Wayne i’m with you on that one, but more importantly as you say “have your affairs arranged accordingly”. I used to have a friend who said “you have to back your judgement”. While i partly agreed i’m not smart enough to get it right all the time. So i’d go with my judgement but build in as much “insurance” as i could incase i was wrong.
