wow this rugby stuff is certainly strange, so in effect a team could not win ONE game and still be the champians ?????
if they lost their own games in very high scoring matches and when the other two teams played they had very low scores, it is possible for a team to end up with the most points but not win a game.
Is this correct ????

Michael interesting comments and ones i feel in agreement with. Whilst my earlier commments about NZ may appear negative, at the moment i see that if the market goes sideways for a while it will be a healthy thing. I just don’t want Aussies expecting to be buying NZ at a point where australia was 2 years ago, you will in most cases not be able to buy and expect the market to rise 20% in the next 6 months. But all is looking well for the investor who does his/her research. And will be prepared to buy and hold on to their investment for the comming years.

i think you may have misunderstoood the purpose of these documents. they list regional areas and low population areas of the metro areas. It doesn’t list low growth regional areas as i think you were thinking.
to prove my point some of these postcodes are of the fastest growing areas in Victoria are in that list eg

what i really wanted to say was to ask Yorker why he says
NZ offers better cashflow, however at present QLD provides better capital growth.I thought that the capital growth in QLD was at about the end of this cycle also for much of the same reasons as i said about NZ.
Oh and while i’m at it Muppet my comment about Murupara, what i meant to say was the area has large unemployment. The full time employment figure is 31% compaired to the average full time employment of 46%. Muppet the full time unemployment of 46% relates to NZers living in OZ.[biggrin], sorry for that misunderstanding.regards westan

i always provide the phone numbers of local property managers so that our buyers as part of their own checks can confirm for themselves the rental income we suggest. I actually encourage people to phone the property managers, as the last thing i want is people comming back to us saying you said $150pw and no we we are only getting $140pw. At least if they have spoken to rentsal managers then they can confirm the rental demand and price.
Just for your info, we strongly suggest people pay for an independant building report also and welcome people to get a valuation if they want to pay the extra costs (although i wouldn’t encourage people pay for a valuation as i can often tell them what similar properties have sold for, which is all valuers do).regards westan

well its now day ^ and Australia have slowed down the medal tally but hey we are still in $th position after the Japanese have done really well. The US and Chinese as expected have pushed ahead on the medal tally. We might stuggle to hold 4th position by the end of the games. But remember after the 8 in Munich, in Montreal 1976 we won no Gold medals. And in 1984 our 4 Gold medals was bettered by NZ with 8 Gold medals if i remember right.
Whatever the result the Kids are going a great job of representing themselves and the country.Look for a good day tomorrow (Sat Arvo) when NZ “Might” join the medal tally.

slodski, the advantage of NZ is you can buy properties still for under 40k , but the problem will be at least 20% deposit.
When my son bought his first property in Ararat a few years ago he couldn’t get a loan as he had just started a new job. So i leant him the money (actually it was my mother come to think of it), and he did some work on this property and added value to it. He then lost his job but was able to get a loan through homepath for 80% finance on a 30k house rented at 100pw even though he was at home on unemployment benifits. Yes i know you can’t buy homes in Ararat for 30K today but if there is a will … you know the rest.

the difference is that donations to a church are not tax deductable under normal circumstances (unless its a building fund or something like that). However a distribution from the trust means you can support a church with pre tax dollars.

there are many people on this forum who are financially free, thanks to property investing, but that doesn’t mean they know more than others on this forum. For some of them it has been time in the market that has helped and others have fluked it.
Thats a very Generous offer Gatsby and Stariah should make the most of it.
But Stariah one of the great things about this forum is the diversity of ideas that we come here with. Personally i don’t know much about the subdivions yet there are those on the forum who do it often. What i’m trying to say is we have a variety of experience and skills here and all of these have in the past been financially rewarding to us. So learn form all the people. Remember that a new poster may know more than someone with over 1000 posts.

Slodki, i think the others operate the way we do, (i don’t know i’m not on there database, maybe i should?), anyway back to the question.
as george said you join our database and then recieve emails when properties become available, or you can specifically request an property in an area and we find one for you that way.
Basically you are under no obligation to take the property till you have done all of the checks you require within the time available. At the time you instruct your solicitor you want to proceed “unconditionally” you then pay the spotters fee. If a spotter doesn’t supply you with all the info you want then don’t go ahead with the deal. I don’t knoew if it is true but i heard someone on this forum say that one spotter wouldn’t mention where the property was ?? (this was not one of the spotters mentioned above).

Just in case there is any doubt by people, CD and Terry are 100% right , the trust will be penalised financially by paying tax at the highest rate if it doesn’t distribute the profits at the end of each financial year.
Remember that unearned income to children will be taxed at 66% if the money is more that the threshold, so sometime its best to speak to a professional to make sure you distribute the profits best.
Also remember that donations to your local church can become distibutions from the trust, so next time you give money to the church make sure you write a nice healthy cheaque from your trust account.regards westan
