    Hi all

    yes Yorker we would have done very nicely witha purchase 2 years ago. One of the sunday shows had a profile on Dawin a few weeks ago. i missed most of it, did anyone catch it. All i remember was that the new rail link hasn’t quite been the boom that it could have been. but it may end up being huge, hope that makes sense ?

    yes i own 2 in Dunedin and 2 in Invercargill

    the Market is more expensive in Dunedin than Invercargill but i think it will give better capital growth. Invercargill’s rental market has turned a lot in the past 3 months going from very strong to softer. The market is still good for properties that are priced correctly and warm. The market was so strong in Invercargill at the beginning of the year that landlords were getting great rents for there properties the returns are now back to 10-11%. You can’t get that in Dunedin. The Hound you mentioned you are travelling from Dunedin to Christchurch, the cities of Oamnaru and Timaru are also great places but getting over 10% is very difficult. Sorry back to Dunedin why i like it from an investment prospective, it has one of NZ’s leading Uni’s Otago Uni, it is the major city for the bottom half on the South Island, has a stong industry base led by Fischer Paykle who announced another expansion last month. The port is doing well, and the city is cheaper than other higher populated areas. One thing i notice is Aussie that come to NZ love both Invercargill and Dunedin.     Hi Regan and Patrick

    i take the other view. I think that you need to start with IP’s first. Regan your 18 years old, i’d say if you can, stay at home as long as possible and start investing asap. Once you Buy your own home and move into it you will find it near impossible to save. Moving out for the firt time is so expensive you have so many things to Buy. So stay home get rich with your IP’s and then when you are ahead financially buy your first home.

    Well thats what i’d do if i was 18. I’m not i’m 40 so maybe i’m out of touch with how hard it is to live at home with Mum and dad. But its like cars don’t buy expensive cars, you are lucky in NZ you can buy good second hand cars very cheaply. The longer you can avoid buying a car the better also. Gee, i’m getting boring aren’t i? Stay home and don’t buy a flash car ? Yes it will damage your love life but hey you’ve got a lot of life ahead of you start setting yourself up when your young.

    its stawell not stanwell (thats in Qld), gee i’d be really ofended if i still lived there.

    Famous for the Stawell Gift the richest running race in Australia, and famous for its UUUMmmm the biggest active Goldd mine in Victoria and famous for its uuummmm being close to the Grampians National Park , can i claim that one ?

    thats about it, STAWELL , now write it down 10 times before you forget. Oh its pronounced Stall. Not Sta- well as some might say it.

    Hi Flyhigh

    as far as Tokoroa goes i’d pay attention to Minimoguls words, I don’t like to talk down areas But a lot of people without knowledge of the local market have been buying in Tokoroa and have inflated the market. I was talking to a Real estate propriator in Tokoroa (call Pam – Muppet you know who i’m talking about)in April and she was very frank with me and said a lot of Autstralians are going to do money on Tok, coming in and paying too much for properties. So sure there are always good deals no matter where you buy the difference between a good deal and a bad deal is often only the price you pay.

    Shawn, to answer your question i really don’t know the market in Huntly and surrounds so i don’t think i can offer anything worth saying.

    Hi all

    just a couple of comment- SIS two things

    why have you bumped property so quickly, a few months ago you were full on property, right at the peak of the market by the way.
    Now the market has turned your full on into shares and at a time when it is at Historic highs.

    to be fully honest… and this is something i learnt long time ago… when the property market is going backwards… people are drawing there money out and investing into other alternative investments, such as shares, business, internet websites, MLM, and so on and on….

    im not trying to be biased, but there are other better investments than property at the moment…

    I’ve been around a bit longer than you and what i’ve noticed is that people have a tendancy to go from one bust and jump on the next, just before it goes bust. Sometime you just have to go back to your original strategy and say well i’m in for the long haul 10-20 years so a few little ups and downs don’t really matter in the big scheme of things. Like the 1987 stockmarket crash, in the USA the Dow had recoved within a year. Pity for those who jumped ship and plowed their cash into property just before it went backwards also.
    Oh by the way this ING product isn’t a managed fund. But i agree with your sentiment on them.
    Back to the question what to do with 15k while saving for the deposit i’d probably do the same (ING) but if you know the stockmarket keep an eye out for any IPO’s that you can buy and sell on listing for a profit (not as easy to do as it used to be).

    seriously its not a bad area Glenorchy, i used to live at Stawell 30km away and there Jo you really can buy properties in good conditon (ex min of housing) for under 100K

    Hi Toughdeal

    I think Mr Carr has bought in Queenstaown, one of NZ truely top locations. This market is expensive and sadly no cash positive deal here, but a great spot. I’m heading up there on Thursday for 5 days, our friends own a lovely holiday home there. When i’m lying in the bed and open the curtains i can look out at snow caped mountains- fantastic till the kids come in and destroy the peace.

    Hi Shawn

    i’ver heard people saying the new highway bypass will hurt the town, i’m not sure it will. Towns that i’ve seen bypassed in Australia (ie Bacchus Marsh) actually become better towns because of it. Yes the Coal issue is a funny one, stop things like project Aqua Hydro scheme because of the environment and then think about build some new Coal Burners ??? Bad for the environment but probably good for jobs.

    As far as Tokoroa i’m i still the only person on the forum who doesn’t own there ?

    I did the sums again and got the same answer, funny that. It is still not cash positive. I agree you should if possible look at the area before you buy. and you are correct i’ve never been to Rosebery, but i wouldn’t want to if the returns aren’t cash positive.

    As far as cash positive you want an alternative, well get on a plane and go to New Zealand.

    We sent out a deal yesterday to our clients that was showing a 17% return in a community of 5,000 people which is about to have a new 100 job industry open soon. I’ve been to this town and own 4 properties there myself. Unfortunatly i’m still trying to buy some for our friends and clients so i can’t tell you where it is apart from saying its in NZ. People on our databse will tell you we consistently find deals showing 10-14% returns. 17% is really good and very unusual.

    As far as my out of date figures , yes they are but they are the most recent available from the ABS. If you are correct that the town is growing by 5% can you please provide the figures to support your information, as i have done with mine?

    You said

    well lets see

    $100 pw on a $50,000 property Lets do the sums.
    Say you have 20% deposit and loan 40k at 7.25%
    Interest payments will be $2,900
    Rates (high in tas) my guess $1,200
    Insurance $300
    Management (is there a manager in town ?? 500
    Repairs (should allow at least) 300
    Total Cost of ownership $5,200
    On rent of $100 per week lets allow 48 weeks of letting that $4,800, now i haven’t even included a letting fee. This high rain fall area and timber homes i think allowing 300 for maintainence per year may not be enough either. But you get the idea.
    So this deal isn’t cash positive it is a negative geared deal. Best to invest in Cash Positive properties i always say, ones that put money in your pocket. Sadly many are thinking they are buying cash positive but they aren’t.

    So sometimes Wombats know what they are talking about[biggrin],
    This is where just looking at the yeild and thinking it is cash positive doesn’t work. You need to look at all the figure to assess whether the deal is cash positive. Sometimes 10% is cash positive but rarely on properties under 70K, if the property is only 50k you would want at least 120pw to even start to consider the deal.

    Hi all

    i don’t consider myself any type of expert at all on Malaysia , but i was talking to someone from Malaysia a few weeks ago and he mentioned that unlike Australia and NZ this market doesn’t have all the support systems we take for granted, like property managers etc. His advice folowed what has been said already and added that it would be incredibly difficult being an absent landlord in this market.

    sadly australia is about the worst country in the world at the moment for cash flow. I’m busy looking in NZ for myself and also looking at other O/S markets also. Investing O/S can be very dangerous if you don’t do all your checks, and its not for everyone. However it can also be very rewarding. But please anyone do thorough investigation before parting with your money.

    Hi muppett

    Whats your opinion on areas like working class Huntly ? I thought it may have been worth a look. Its between the major cities of Auckland and Hamilton. However i’ve heard it has issues with mine holes throughout the town and some open from time to time in peoples backyards.

    What are your thoughts.
