    I’m also with the Kiwi’s

    they need to win the next 2 matches but both of them are at home.

    I’m off to Dunedin tomorrow to see them at carisbrook. It will be my first live Rugby game (i grew up in Victoria). Some friends have got tickets and invited me along, so im looking forward to it. I live 80km from Dunedin, the weather is fantastic now (sunny)but a cold change is on the way[chill]. Tonight snow down to 200 meters.

    I used to know a guy named Peter Enis. Looks harmeless enough till you Initial his name
    P.Enis. You think his parents could have avoided that one.

    I used to get lot as of attention at parties when i was younger, i’ll i had to do was tell everyone what the names were of my brothers and sister
    Alvin, Kingsley and Trixie. People had a good laugh.

    have you seen any drop in Prices reflecting the market uncertainty ? It suprises me that buying interest remains strong, i’d have thought many would take a wait and see approach.

    sorry to tell you this but how about taking some responsibility.

    It looks like they sent you an email, (maybe not the best form of communication) but its you who didn’t access it. How were they suppose to know you had changed email address’. I communicate by email and usually only email with many of my managers. Oh well its all a learning process.

    i agree with Dr X

    i’ve meet both Dale Gatherum-Goss and Marteinne, both have fantastic knowledge and are great people. I currently use Active financial answers in Maroochydoore, Hey doesn’t that make an annual trip to the Sunshine coast a tax deduction ?? Hmmm i’ll have to ask my accountant.

    you are correct i do source properties in the US and i don’t live there.
    i actually made this point

    But anyone wanting to buy form a buyers agent would be better to use someone who is either on the ground – like Don and Liz, or has a team on the ground.

    So i want to highlight the “team on the ground”.
    I offer what we do in the US because i have a team of people on the ground. A team that i have great trust in. A team who has a very high level of expertise that is beyond what people would normally have access to.
    I’d be a fool to think that i “know” the market in the cities i’m buying in without the use of a team. I have a team of people who have excellent knowledge of their own areas and i draw them together to provide what i see as an excellent product.
    If you were providing properties in NZ without the use of a team on the ground i’d be very worried, as obviously you wouldn’t have a clue what was really happening. Glad to see that you do have a team.
    Can you answer me this question
    how do you know how much to offer on a property ?

    for example With Don and Liz they live in Invercargill they see the prices of properties, they know instantly when a property is undervalued. When i was active in markets in NZ many agents would be asking me what i thought of the prices they were putting on properties. they knew that my knowledge was wider than theirs because i was looking at all of the properties on the market while they really were only seeing their own companies listings.

    If Labour is reelected, what do others see as the implications of this ?

    I think it will send more first home buyers into the market and push the price of the market up. Especially at the lower end of the market.

    We saw this happen in Australia when the government introduced the $7000 first home owners grant. Within a few months the market in many areas i was active in had risen about $7000.

    thats interesting.

    i had a look at the link and you can’t even buy Dolf’s book through the Rich Dad web site anymore.

    I’ll have to ask Dymphna Boholt next time i’m talking to her. She’s good friends with Dolf and speaks very highly of him.

    Hi guys

    whether Turkey is a great real estate buy or not i don’t know.
    I’ve bought property in 4 countries and the decision isn’t an easy one. Before you considered it you need to know so many things. Its not just a matter of the return.

    What about
    Insurance issues
    Finance issues
    ownership issues
    language difficulties
    legal issues
    understand the buying process
    management issues
    political issues

    oh it goes on and on.

    i’ve stuck with countries that speak english (we they sort of do in NZ),
    countries where they have a similiar system of law
    tax agreements with us.

    hope this give people something to consider before they embark on buying the world.

    Hi guys

    re the bad areas of Buffalo. I’ve been there a couple of times the first time was in January when it was freezing cold, and there were not many people about at. On the times i’ve been in them (never at night) what i noticed is.
    1. increasing Mulsim population, which i see as a positive for the area, considering what is there now, drug users etc. Muslims are very clean living people in regards to that sort of stuff. So given time (10 years who knows maybe it will change, maybe not ??)
    2. there are occasionally nice properties, these are owner occupied but usually by poeple who can’t afford the deposit to sell up and move to another area of Buffalo like all their neighbours. But these homes are surrounded by vacant blocks of land (where homes ones stood) and vacant Homes usually boarded up.

    Buffalo isn’t different from other large cities of the US. All big cities have their rough areas. Another area that is very poor is Niagra falls. I was there with my family about 8 weeks ago. One day we saw 2 guys having a punch up in their driveway, the next time a few days later my kids made some comments like “can we get out of this poor area” as they could feel the atmosphere. This was after we have been in Halem where we didn’t see a white face for a few Km’s and the kids made no comments. As you can see i don’t just visit the tourist areas when traveling but like to see off the track places. But I’ve never felt unsafe except for times in Niagra Falls (US side) on that occasion i decided to get out of the area.

    Ozi i know your not going to buy in the Bad areas, and really there is no need, you can still get great returns in better areas.

    Hi Ozi

    those $5,000 deals are a real worry, You will see for yourself when you get there. They may appear nice homes. But you will see the neighbouring homes are boarded up, vacant and derelect, the areas are infected with drug users and dealers. No- one wants to live in these areas and certainly not a paying tenant. These areas are certainly worth a look (for curiousity) but don’t do it after dark.

    Play it save go for a lesser return in a better part of town. The City is cracking down on Landlords who are slum lords, some high flyers in Buffalo have even spent time in Jail for failing to do the improvements the City ordered them to do(can remember the guys name off hand).

    have a look at the front page of your “sale and purchase agreement”, does it say that it has a tenant , if not it “is” vacant possession.

    i’ve never heard that one before, was it purchased vacant possession ?
    where abouts is the home ?

    maybe you need to encourage them to get out it might be quicker to slip them some cash to go ????

    are they looking after the home, maybe rent it to them ?
