one word of caution if you plan to buy and make a quick $.
you will have alot of costs associated such as legal costs, stamp duty and then you will have legal and selling costs, sometimes the property would need to go up by 10% just to break even.

i’d still submitt the offer to the agent, however sometimes they will tell you that a higher offer has already been rejected. On some occasions it could be still worthwhile asking the agent to submitt the offer anyway as the circumstances of the vendor may have changed.

i would suggest if you buy cash positive properties you set up a family trust.
when it comes to distributions you can give $416 per annum to each child and pay no tax. you will also discover the whole new world of deductions which will balance out the rest of the profit.

this is a bit of blatant self promotion but why not look at New Zealand. I gave up looking in Oz early in 2003. There are many opportunities in New Zealand.If you are in Victoria i challange you to find a house returning 10% ina town over 10,000 people I’m sure it can’t be done.
