Loan wolf – the only problem with land banking is no cash flow. I have held and still do land at Midge Point since i was 26 (oh !!!!) i think my twins are going to very rich cause that is who will reap the most rewards, NO i’m not selling (fool)

Hi there i’m excited – expect that there will be lots of problems, that way when they come you will handle them better.
I am about to start building 22 x 2bd townhouses and have neg. a fixed price building contract with a great building company in SE QLD.
I know my resale price and predict the profit (best i can +-5%) so i will give the building head aches to some one else while i focus on other things.

Delboy – i am developing in SE QLD and would love to give you some guidence to help you on your way into creating wealth through property.
I don’t agree with RESIDEX that this area will not grow over the next 5 years (M.yardley)
There is always a deal to be made in property, developing, renovating, extensions, dual/occ, duplexes, new buildings, land rezoning etc etc its just a mater of timing and whats popular at the time.
I was one of the key players who sold and conceptually designed what is today Laguna resort in the Whitsundays in 1988 and there have been many corrections since then.
So delboy – go for it mate – do your home work and don’t be in a hurry to get rich quick.

Ausprop, i agree with u re the “club” actually the ASIC have a major issue with anybody using this out side RSL’s etc.
Apparently “club” can be misleading to new investors???

I don’t care because i focus my life and future to seeking out positive ways to make money. If you spent as much time looking for opportunities v’s seeking out confirmation of why not to do it you would post in a different manner.

Dimichie, good idea however u should know that the Share market and Property market work differently with this type of information in Australia … get a solicator to explain it to you.

I’m with Jason and Robert on this one.
I am not good with share trading to build wealth as i don’t have the time to sit all day and analayise charts and see wether the CEO is having it off with the secretrary, which will effect the share price because his wife found out and told “the today tonight program”.
I like to gear property (throughly researched) and still have not found a better way to build wealth over time.

Hi Freestone, the first question i would ask you is how much would the 2 properties b worth after your reno makeover.
That way u work from the end back to your purchase price + costs and hopefully it is a profitable experience.
I have a saying (well hundreds but) “if the numbers don’t work don’t rework the numbers”
Can i give u a purchasing tip. Write down a list and costs of all the defects, take it to the owner and negoiate a better purchase costs based on the DEFECTS … get my drift?
