    You r wright 1965 + 65 = 2010 and i heard that 2011 was the dreaded date, so i don’t think that your 2015 prediction will b too far out.

    getting the older gen to work longer????? i don’t think think they will b too happy.

    Other major issue is health which is being forgotten about, the pension is one thing but who is going to cover the rising cost of health care.

    Hi Dimichie, u r a drop in the ocean trying to change the world … good luck … this is what happened to Neil Jenman, problem is where do u stop.

    As i have said to u any times, you have a point BUT … what r u doing about creating WEALTH for your future … give us some suggestions.

    Its great to have an opinion but not great to be opinionated, one needs to have a life as well.

    I think that what u will find is that the building industry is the building block of all other wealth because it creates jobs and hence income which people spend. People need to get off their butt and make an effort to move forward.

    What programs do you sell, i am about to sell a series of stuff myself.

    If u r against property what r u investing in, some one owns the roof u r sleeping under which is rising in value over time, does that bother you.

    I am trying to picture your physic, do you see your self standing in front of an agents window waiting for prices to drop, or more important how much is the right price for you in your opinion.

    20 years from now where will u be and what about all the experts opinions of today, can we reread them then and have a chuckle. I wonder who will be the new experts.

    The defination of an expert is some one that reads the past??

    Do you think there is any consistancy with all these so called experts, or are they just submising other sentiment.

    Some say 4 others say 7 and i am getting dizzy, can any of them predict the bottom.

    2 ways to make money, good luck and good timing, IMHO, and yes i am a bucket load of fun at the dinner party.

    If u feel guilty about making profits then that explains a lot to me about the way you post topics, if u want to give it away i will give u my account details and i will double it for u in 12mts.

    Unfortunately every generation has a chip on their shoulders about the generation in front of them, how do younger people see u Dimichie, are u an inspiration to them and what will u pass on to your children.

    I don’t know what 2morrow will bring, any thing can happen to blow all the experts out of the water, recession, interest rates, wars, death, tidal waves, drought, politicians. I made a career change when i was 25 and since then got anther 3 diplomas, we were hit with 19.33% interest rates on 5mill and believe me that builds character, i hope u don’t go through it.

    I am opionated because i believe that i have done the hard yards, not theory the real stuff, and all not good.

    The only problem i have is that i don’t have a better choice other than to be positive and keep forging on, my kids are relying on me to give them a better life than i was given a start in. Yes i read all the negatives out there but i also spend a great deal of my time working out ways of how to make profits, i have to enspire my staff and biz collegues.

    Dimichie i do value your posts and replys however you only seem to focus on negatives, i may be wrong, so tell me what is your theory to making profits, Have you read the little green book by Wallace deWattles

    Great now back to Delboys post,

    To gain experience i suggest u start with a single house and land project.

    I have just bought 3 blocks in Goodna for 75k each, i can build an 18sq 4 bedder with air and dlg etc for 140k inc. land scaping and i intend to resell them for 295k.

    Actually to tell the truth they have been sold already, u can do the numbers your self.

    Welcome spiderman (love your mane) yes what u r saying can b done however there r many things to consider.

    I have done this myself BUT u need to get legal advise and exersize FULL DISCLOSURE to all parties, including the ato. Good thinking mate and good luck.

    Never bite off more than u can chew unless you have the guts to swollow. Good post 4 your first spider keep it up.

    Rakesh go do one then post your success, my view is that these deals r 1:100, in life there r hypotheticles and realities. In a perfect world you should be a millionaire now.

    I hear people every day that say “if i do one of these a year” but at the end of the day they don’t??? i’m confused.

    The only way to make money is to take the plunge, i remember when i spent 12 months paper trading in the stock market before i put real cash in, things change when real cash is involved.

    Rakesh, my point is be aware of the three d’s, death – divorse – disaster. We borrowed 5 million dollars in 1990 then the interest rates went to 19.33% – shot that theory out the window mate.

    Yes your view is correct and does happen a lot on this forum me included so u r not alone. However i think that posting a similar post only spreads the disease.

    1. Look up the yellow pages.

    2. Do a google search.

    3. Ask the town planner at the council to recommend a few.

    4. Ask your architect.

    5. Talk to your builder for names.

    6. Get a certifier to advise

    got the picture, where is the development????

    New water control regs are very hard and costly in Sydney, i am building a new 44sq home in Hunters Hill and the water retention program is costing me $50,000.00

    Hi Mark, yes, QLD is being good 2me even in todays market, have a look at Ipswich and Toowong.

    Rakish, quick turn around???????????????? – good luck but don’t bank on it as you really neeeeed to know what u r doing and if u r not experienced ………..

    I don’t know your project but it sounds like hard work to me.

    Why not clean the canvas and start from scratch, i would employ (as i do) a reg. certifier to deal direct with the council.

    I have found that spending a little money and employing an expert you will save in the long run, also i don’t trust the councils town planners because they have cost me big time in the past for lots of reasons.

    Any way u do what u want but i recomend u focus on the end product and ask this question … is it what people want.

    Hi Rob, yes i can see some major problems stemming from too much too quick. Currently the councils can’t keep up with the demand and will suffer in the next few years.

    I remember when the Gold Coast free way was built and they said it was to big, look at it now it should be twice the size.

    Sydney is a B….y nightmare the roads are shocking, tunnels under the city, and they still can’t keep up with the traffic demand.

    Although i believe we have the best roads in the world our forsight falls far behind and puts major pressures on residential areas.

    I noticed an article in API about Toowong, Ipswich which is the flavour of the Year at the moment is under strain from new sub divisions which will surely flow out to Toowong and other areas.

    People will go to where the cheapest houses are being produced, thats is why i choose to develop in these areas.

    Allan i don’t mean to be rude but, who cares.

    If the stock market is dropping does that mean you stop buying stocks.

    If there is a sale in a supermarket does that mean you don’t buy the discounted stock.

    IMHO i focus in property what is the flavour of the month. I read sooooooooo many doom and gloom stories, and “the sky is falling” timid no hopers that it makes me sick.

    I bought a property in 1994 that every body told me i was an idiot and today i am rubbing it in their faces because of the profit i have made.

    The point in any market is to MAKE MONEY over time and not get rich over night. There is a group on this forum that only post stories relating to falling markets and doom and gloom.

    If you focus on gloom you will attract it, however if you develop a mind set of focusing on opportunities to build solid wealth over time, backed with proper research YOU WILL SUCCEED other wise go stamp collecting.

    Yes markets correct them selves, Yes interest rates will go up, Yes you will have challenges in your life, Yes times will be good and bad, Yes you will lose money in some deals, yes properties will go up again, yes yes yes.

    So now give me and the other great people on this forum some hope and guidence into what you believe will make money, you only have one life and 25% of it you will be RETIRED, so what r u doing in your working years to have a dignified retirement.

    I have 4 diplomas and i did them for my own reasons, however, you will always be regarded move valuable with qualifications than a person with out any … IMHO
