    So the answer to the question is “its bloooy scary being a developer and hopefully with a little luck and good profit we can sell them quickly and make a profit $$$$$$$$$$$

    Sounds to me like the group needs an agenda and structure before it needs a name, other wise you could get Trumped. Why not appoint a team leader like Roy from GPS who is licienced and obviously trained to prepare a check list for the members of the group.

    Property investing is a science and business and it should be approached seriously for people who want to succeed. Next thing all the idiots will be argueing over the name rather than focusing on making money – i don’t know what most are doing here but i can’t stand time wasters – lets move on and vote for the first chairman ROY to take control.

    I am building a project home WESTMINISTER in Hunters Hill Sydney. I saved $250,000.00 than using a designer builder but, I am tricking it up with Marble bathrooms, vitrified floors, granite kitchen etc etc.

    U can save heaps but my advise is spend big in the bathrooms and kitchen areas, that what sells at the end of the day IMHO.

    It takes one person to lead an army – Anthony Robbins comands audiences of thousands – if you r not prepared to spend a MEASILY few thousand bucks then what are u doing here.

    The bloke has purchased over 100 properties and a couple of grand is the cost of a small picket fence … miserable sods.

    My 2 cents worth is Good luck and good timing.

    I have been developing for a long time as well and have seen the best of them get wiped out from bad luck and bad timing, more so than their own mistakes.

    A mate of mine lost 35 million because the market changed fro no fault of his own.

    I went through 19.33% interest rates (that builds character – not) could you?

    How about a Gulf war in the early 90’s and the property market just stopped

    What about the Paul Keeting recession we had to have, who planned for that in their budget with the finance company funding your development project.

    How about a pilot strike and sitting in Brisbane airport with the number 2 of Mitsubishi Corp Japan on a 15 million deal in North QLD (welcome to Australia) thanks a lot and we lost the deal – my fault – not.

    So “developing made easy” get real guys/gals the truth is there is no easy – just good luck and good timing and you hope and pray some out side influence doesn’t stuff you up. Ask Keith Williams how he lost Hamilton Island to Citibank, he had a $400,000,000.00 portfolio.

    Prophets – reno experts – gurus – are all great while the market is reasonabally stable but tip the table and watch out. What would you do if the interest rates changed to 12% in the next 6 months – won’t happen? what if it did?

    Yes i am still developing – renovating – and anything else that looks like making a profit – BUT my experience is that it can change without warning, so good luck to you all and welcome to my world ahhhhhhhhhhhhhhhhhhhhhhhhhhh!!!

    Simon – you’re admitting that you r getting older, gosh mate you r too young to retire i know that for sure.

    I remember an interview on TV with Aus golfer Peter Senior many years ago who said – opinions are like ar….les every body has one – but i like the old saying “its better to keep your mouth shut and be thought a fool than to open it and remove all doubt”

    My only frustation at times is that people ask questions without any research before hand. I think there r a lot of very young people here who want to succeed too quickly.

    I am wondering if this site could be graded into generations of purchasers teens – 20’s – 30’s – 40’s etc and wether that would be more beneficial i am not sure.

    Not with standing my comments this is a successful forum even though it is directed into one particular area of investing only, hey but that is what it is. Congrats to the loyal moderators such as Simon and the other followers. I visit here often but comment less because it is becoming for me very repetative.
