Hi Dr x and thank you for your reply. IMHO i really don’t think that this is or can be described as descrimination, although you my feel that so be it.
Having regard to nationalaties and races did not enter into my post and never will as all r equal to me, i’m sure u feel the same.
Two of the ladies in the group are have been conductiog studies in Australia/USA/UK on this topic and both have doctoricts in phsyology.

I bought a development site 1300m/2 in Gladesville in 1998 while i was on holiday in NZ with my kids.
I gave one of my solicators (god father to 2nd daughter) a power of atorney and set the price range.
We bought the property then had a huge 2 year challege with the Hunters Hill council to get it rezoned, isn’t developing wonderful – not always.

The strategy of the group and its members is embarking on a new path within the realestate and development industry, that is more laterial than main stream projects.
The returns on developers projects today and 4 the next few years will be very challenging to give returns back to their investors. We need to b smarter now if we want to make money in this area. The henry kaye days are gone and the EXPERIENCED developers who have gone through the last 15 years will IMHO will survive to a greater degree.

Each invester must be personally known by the person raising the money
You are not allowed to advertise to the open market with out a dealers licience
You are not allowed to solicate unsophiscated investors

Knowledge with out action is like a ship with out a caption, going nowhere.
The best way to help people is to determine each persons target or what they want. Wether you are r starting out purchasing you first 1 bed investment unit for a cosmetic reno or entering into a major development project.
Turning up to meetings not knowing what is going on is very time wasting to me, and believe me i love to help where i can. But as a developer and project marketer who attends many/many weekly meetings i like to know what the agenda is.
I also respect that people are looking for knowledge and freebees BUT what is the sence in discussing about TRUSTS to an 18 year old with no money – go buy a book or stay on this forum.
Please don’t think that i am being rude, as anybody who does know me i hope will tell you i am not. Clarity leads to the truth, and if you truley want help and to become successful then my advise is to get clear of what you want.
So i suggest that each member write out what they want to be discussed so that the professionals attending can do their job.

Dal, u can make the contract as air tight as you like depending on how it has been REPRESENTED to you, ie; excellent investment/possible development site.
Once a person/agent makes those promises you have a right to add clauses in to protect your interest.
If on the other hand it is a steal and you smell big bucks then you can take a punt but I would advise u spend some good dollars and seek a certifier to go to council for you and suss it out.
I am working on a deal (land – waterfront) using a similtaneous settlement clause with a 4mill profit and will know where i am going in the next 14 days.
Some times there is more money in onselling and cashing up rather that waiting 3 years going through the development cycle and praying the market will be kind in the future to make proffits, only god knows.

KP i read your post again and it appears that there are 3 parts to this strategy.
1. Settlement of land before construction.
2. An option to purchase with a time frame and sunset clause.
3. Liabality of purchaser.
Have you had legal advise or can u give me some more clarity to this please.

Hi Suzieq – to clearify my previous post – i would be very weary of signing on anothers behalf from a possible litigation point of view.
This is not black and white so my suggestion is to seek quality legal advise. I have solicators in all states of Australia with a range of talents, if u need my help let me know.

OK GrossR i’m in for the challenge with you personally just to see how good u r.
I’m working on a deal in the Whitsundays and will shorten the challenge to 35 days against yours. I am also willing to put a wager on it under written by my barrister to match you dollar for dollar on this forum, if u lose u pay up,and vise versa, real money.
Secondly if you don’t want to pay for the mentoring program that Steve and others have running then don’t insult the group by silly challenges, leave them alone as they have made a decission to go in a direction which is no business of yours. Your challenges to his program are in my view against the ethics of his program.
I would like to point out that i have not or am not in the program which is my decission because i am on a path to a destination that i have mapped out with a mastermind group i put together and is ahead of expectations.
