    Hi benny,

    Thanks for the advice – though the deadline was too tight so I’ve taken the finance at the lower level, which – after some reshuffling of other loans – has worked out and we can get the block though our cash flow will be a little tight for the first couple of months.

    Over the weekend I just heard that the block on the other side of ours has sold for $10k so between this one, and the other one at $188k we’ll definitely be able to get a supplement loan in 6 months or so

    Hi Guys,

    I’ve managed to speak to the broker, and he said that even though the valuer’s may re-value the 4×2, in his experience, he said it’s Westpac’s policy to only work off the 1st valuation…?

    I managed to talk to my agent which is also selling another block a bit smaller on the same street of mine – which is owned by the same people and was at the same price as mine ($190-$200k) and they sold it for $188k:)

    I relayed this onto the broker, and according to the valuator he would value my block at $188k+ as soon as settlement is done – therefore – in theory (because I got mine at $180k) – I should be able to go straight back to the bank and get a supplement loan against this additional equity in the block:) Hopefully this will solve the problem :)

    Either way, this purchase has taught me a lot about valuations!!!

    hi g7,

    i’m happy with my broker, as he’s been helped me with my last 3 loans.

    I’ve acutally had to switch all my current loans from anz to westpac to try and get the finance…so i’m kind of stuck with westpac:( Plus finance is due by the end of this week!

    maybe i could ask for a re-valuation??

    Thanks all for your replies… Lisa (girlfriend) has spoken to her HR department so they are going to let her know if they banks ring up… and they said they wouldn’t mention her resignation unless they are asked:)

    Yes, I’m already going guarantor for the loan as both my current IPs are used for collateral…so yes, hopefully as I’m already guarantor – they will focus more on my details:)

    hi robo,

    haha:) yeah – I’m hoping to have one of my first IPs paid off in bout 3-4yrs – then I plan to use the rent from that IP to pay for a the mortgage on a 2 storey – allowing me to capture the ocean views:)

    I’ve still got one more hurdle to get over, which is the finance. I’ve already seen a broker – though I just need my current IPs to come in at the right valuation then I’ll be heading down to the local bottle shop for the champagne!![biggrin]

    Hi guys,

    Update at 10.57am – thursday.

    I justed faxed through my final offer of $180k with a ‘valid till 30/03/05’ on it.

    The agent has responded saying they’ve come back with $182k.

    I’ve told them that $180k is my final offer, and that I’m heading off to jurien bay for the weekend so if they change their mind to call my mobile!

    Hopefully the easter spirit makes them drop another $2k!:)

    This is what I know about the seller so far…

    They bought two blocks a couple years back, with one being the one I’m after and the other being another one they have for sale.

    These blocks have been on the market over 1 month now.

    The owners live in Mindarie keys (quite a rich area), with the husband staying at home, and the wife working. The agent said that the wife is the decision maker as she makes all the money! Lol

    The agent mentioned that when she calls the Husband, he then has to call his wife (at work) to relay the message. Maybe she’ll be a little easier to negotiate with when she’s not at work! hehe

    After meeting the agent in person, and waiting for calls back and forth… I do believe what the agent says is correct – though I’ll keep that in mind:)

    hi jhopper,

    the agent has replied saying that won’t go any lower than $185k – so do you think i just don’t reply at all?? Obviously though the agent will probably call me tommorow asking what i would like to do…

    In regards to Easter – are you saying it’s usually harder to sell a property in Easter?

    I thought that in Easter people would have more time than usual – therefore would use this time to drive around looking at more properties?

    bugger… looks like i might have to walk:(

    i said to the agent that if I speak to my broker I may be able to get $180k – therefore please can you ask the owner to see whether it’s worth me speaking to my broker – and whether he is prepared to negotiate anymore…

    He replied saying no, he won’t go any lower than $185k.

    I think i’ll have to put in $180k and walk…

    Hi guys,

    Update at 11.02am.

    He’s come back saying he’s not going to go any lower than $185k.

    I’ve got my last draw card of $180k.

    Do you think I should wait a day or so before I tell him $180?

    I was even thinking of leaving it over the easter weekend – though as calvin mentioned – it’s only a couple of grand compared to the bigger picture! (eg, once i’ve built on it)

    Hi guys,

    Thanks heaps for the feedback! It’s great to hear all your advice!

    In regards to the value of the block I believe it’s worth $190k, and once marmion ave and a few other developments start in a couple of months – who knows!

    However, saying that – my ‘walk away’ price is $180k. I can’t afford to go any higher than that – and won’t.

    I’m hoping that he will come back and accept the $178,500 so I have an extra $1,500 for back up etc – though if I need to spend $180k then that’s my limit.

    If he comes back with $182k or something like that today – should I just say $178,500 is my last price and see what he says?

    I know there’s plenty more opportunities around the corner, though without being ’emotionally’ attached I do believe this block has a lot of potential. And with having a single storey house already built in front of it, awesome ocean views are guaranteed once I build a two storey on it! (That’s stage 2 of my plan:))

    interesting strategy foundation! dunno if i’m that ruthless though;)

    Here’s an update at 7.43pm:)

    They counter offered at $185k to my $177.5k, i’ve now just countered with $178.5k – he’s going to sleep on it and let me know in the morning…

    will keep ya posted!

    btw, does anyone know how long you can consider an offer for? eg, is there a 48hr time limit or something?

    Hi guys,

    thanks for the replies!

    After just talking to my broker I can go to $180k so do you think I should let them know that tonight -or wait until tommorow?

    The value of the block isn’t really in buying and holding on to the block though it’s in building a new home on it and selling it off. Two storey homes in the area r selling for $650k+!

    I was even thinking of gonig back and saying $178,500k – and see what they say to that – i guess i just have to keep pushing them until i know their rock bottom price…
