    btw, for any one that missed out at capricorn village… i just put my block on the market in ocean lagoon today… it’s over 700sqm and has guarenteed oceans views if you build a 2 storey….

    That’s great to hear!:) I think alot of people are starting to see the potential up there… if you have a look at the prices of blocks at Jindalee (the next suburb below) you will be quite suprised!!:)

    Hi Brian,

    Yep – marmion ave is the key to Yanchep. As soon that’s through Yanchep will go berserk!

    I’ve actually just put my block on the market at $335k (Its in Ocean Lagoon – Yanchep). I’ve had it for about a year now. I don’t really want to sell it as once marmion ave is through it will be worth alot more – though due to financial circumstances I have no choice.

    I heard stage 4 at Capricorn Project has been released… does anyone know if those blocks have ocean views? Especially block 100 – priced at $250k.

    no probs:) another idea would be to look for a run down 4×2 in the old part of merriwa & clarkson. This way you can get something alittle cheaper – then add value to it when you have some spare time and money.

    I did this with my second IP in merriwa… it cost me $20k to do it up… though it’s now worth $120k more than i paid for it…

    if you could get in the old part of ridgewood aswell, i reckon you would do good.

    The other thing to look out for is marmion ave going through to yanchep late this year…. this will open up a few opportunities!

    Hi Julie,

    If you can afford it then a House and Land package in Somerley isn’t a bad way to go – though that’s if you did it right now… in 3-6 months prices will be getting abit on the high side.

    To give you an idea, I’m building in somerley (block was $128k, house $140k, finishing costs bout $25k)

    I’ve seen houses the same as mine selling for $400k…. so the profits are there to be made.

    However, if the price of blocks and the price of houses continue to go up then this margin will only get smaller!

    A reckon a sleeping giant is Mindarie… only 9% last year… and still has houses around $400k!

    Hi Guys,

    I’m from Perth, Northern Suburbs. Like all booms there must be an ending, though I believe that we are looking at least 12-18 months before things slow down.

    I see people camping out at all the new land estates every weekend. Last weekend at somerley 24 blocks of land sold out within 2 hours!

    In the northern suburbs the factor that seems to be driving up the established prices is the replacement value.

    For example, you have a few older suburbs, eg, clarkson, merriwa, ridgewood – which all have brand new estate developments next to them.

    The costs of H&L packages in the new estates, such as clarkson are $300k+ therefore agents are bringing the cost of the older houses up to match this – based purely on replacement value.

    I’m currently building at the moment, and the costs of building are continually going up! I had a contract with WA housing Centre by where they tried to put a price increase of $20k on my contract within 2 months!! I left them, and am now with Home Buyers – though all builders seem to be averaging 1-2% increase each month!

    Baed on the demand, with the land releases going up each month, and the building costs also going up… I’m not sure what will slow it down?? Maybe once all the land is sold off??

    Another factor that should be considered is affordability. If you compare the % of wages that people in eastern states put towards their mortages – compared to people in WA – then you will see that we can still afford to contribute more. I read a report that said the average wage in WA is only $70 per week less than eastern states… though I’m not sure how accurate this is!

    Anyway, back to work:)

    Hi Vyvyen,

    All though it’s not up in the millions, I made a considerably low offer on a block earlier this year. Thanks to the formites here – I played a waiting game with the vendor that went on for 3 weeks – and i won:)

    At the time they refused my last offer, so as jenwren said I put a clause on the offer and faxed it through as my final offer.

    They had the easter weekend to consider it, and on the final day of the clause they rang back and accepted it!

    It’s probably worth waiting for the agent to come back before doing further offers, as the agent might work on the owners abit – because after all there’s a nice commission for him even if they take a lower offer!

    They’ve said it will take 12 months – though I’ll believe it when I see it:)

    What’s everyones opinions on Clarkson/Sommerley/Merriwa/Ridgewood? I’ve got a few IPs there and they continue to perform – though wanted to see what other’s think of these areas…

    yeah, the demand up there is pretty crazy at the mo!

    I was speaking some builders up that way, and most of them are struggling to find stock (land) for their clients…not a bad situation to be in!

    g’day all,

    Rob – in regards to the rotting seaweed – I too looked into this – though this only affects the Two Rocks area… Eg, there’s a lot of weed that gathers around the “Two Rocks” beach area…

    Ausprop, I wouldn’t mind seeing some of those pics ya have:) btw, have you looked at the blocks being re-sold in Ocean Lagoon Estate? There’s some there for $265k with awesome views – that won’t get built out!

    grossrealisation – we’re building a standard 4×2 project home…the costs at the moment are between $110-$120 for a 4×2 – customised to fit a 14.5m block. Most builders are building up in Somerley…

    I had another meeting with WA Housing Centre on Friday – they seem to have some nice plans at reasonable prices – so we’ll probably go with them:)

    Btw, for anyone interested in that release at Ridgewood (brighton) – I heard people camped out from Wednesday night – with the first 5 buyers, taking 2 blocks each!!! Apparently there was quite a bit of arguing going on as the next release isn’t until February so the stock in that area is getting quite limited!

    Hi Marisa,

    Yes, I think there’s a few smaller groups under jaxon.

    We’re getting plans drawn up, and will have them on saturday. I’m not too sure on the size, though the price is around $118 – which is for a modified 4×2 with a garage, family, games and dining area. There’s a stupid covenant in Somerley that means you have to have the garage in level with the front of the house… this is very annoying if you only have a 14.5m frontage.

    With both Skyline and Homebuyers we’ve got around it by putting the garage where the theatre room would be, and moving the rest of the house back.

    Hi Guys,

    A bit off topic, though it’s 10pm and have just finished a meeting with skyline homes…

    We’ve basically narrowed it down to using HomeBuyers or Skyline Homes – though can’t decide which one to use?

    Skyline seem to give you more for your money, though they lack on “glossy brochures and fancy display homes”, whilst Homebuyers seem alittle more professional – but more expensive.

    Also, Homebuyers are saying 11 months for completion – whilst skyline are 14 months.

    Has anyone had experience with either of these builders?

    Any feeback would be much appreciated!

    Nope! I believe it’s great value…though i’m biased;)

    there’s a few flys from Mindarie upwards… you’ll find the new estates have alot due to all the sand and surrounding bushland… however I noticed that while living in Mindarie – now it’s more developed there’s not so many flies!

    It also relates to the sea breeze, when the freo doctor is in – the flys seem to disappear!

    Sorry mate, but I would have to disagree. Are you sure you’ve done your research??

    Yes, my opinion may be biased as I already have a block up there – though what your saying doesn’t make sense.

    Take a look at the figures – 22.9% in the last 12 months – similar in the years before – this is without any development or infrastructure happening.

    From an investment point of view – no infrastructure is a bonus, as when this goes in is when you make the money. $10M has just been committed for development on Marmion ave – which is due to start next year. Shouldn’t that be seen as a positive?

    Have you also researched into the planned developments at Alkimos – above Jindalee? Another postive..

    Compare Yanchep to the suburbs below, ocean view blocks are still much much lower than other developments such as Jindalee and Quinns Rock.

    Btw, are you aware that purchasers can’t flip blocks in Capricorn? A majority of people buying up there will be living there.

    I would encourage people to drive up there too – it’s a beautiful place that has a lot to offer!

    Hi Ausprop,

    Yeah I mean Yanchep lagoon… if you park where the Cafe is, then walk along the beach, then up near the life saving tower – u should be able to see the blocks over the dunes…

    haha James – yeah i guess so! though sucks to see such a good opportunity go buy!:)

    has anyone looked into those canal blocks up a carnavon – bit of a risk factor – though could do well if they go like the ones in Exmouth did…

    Hi Kp,

    I’m in the middle of purchasing a H&L as a PPOR – so unfortunately my cashflow and finance is stretched to the max…

    The other half, is sick of renting and renovating – so I’ve had to focus on a house of our own as my next purchase;)

    Saying that though, if I could afford it – I would go for it!:)

    Marmion ave is planned to start early next year, and take 9 months to complete. If this happens, and the market indicators keep going as they are – I would comfortably say 15-20%+

    Yanchep was 22.9% for the last 12 months.
