    Hi yack,

    I see your point. However my main drive behind increasing the rent is so I can levy against this when I’m apply for a loan for my next rental. Eg, if the rent in higher on this property then this alters what loan amount I can get.

    I have about $2k to spend on the property and I’m trying to think of the best way to use this to increase the rental return.

    Thanks Kay, thats a valid point you have.

    I’ll check out the current market though I’m pretty sure it is under valued at the moment.

    Anyone out there with rentals in the Merriwa, Clarkson area of perth?? Would be good to know what your charging?:)

    Hi Monopoly,

    No, it’s a different tenant – though the most recent tentant has been in there for over 1 yr.

    Yes, asking the tenant is probably the better way to go.

    And yes – jumping the rent by $20 more for these enhancements would be more resonable:)

    Hi bt,

    Yes, I agree on Joondalup – however the price of places around joondalup have gone up alot. You will probably need to heavily negatively gear whatever you purchase in this area.

    Though, yes I think this is a good area to look at.

    Do you know if there are any forms on the ATO website which list the items you can claim depreciation on (also in regards to the first 5 yrs of ownership)?

    I know some people say you can still find positively geared properties around perth, though I feel the capital growth of these areas isn’t that strong – therefore I’m considering this option as a way to get a property in an area with stronger capital growth – without having to contribute alot to it out of my pocket!

    Hi Guys,

    I’m not exactly sure if it is PAYG tax.

    I recently went to a “dale alcock” turnkey investment seminar.

    They we’re showing examples of how if you build a new home for the first five years you can claim depreciation on the new home and item’s within the new home – eg, flooring, blinds, air con and so on.

    On a home and land package of around $240k and with someone on a salary of $60k a year – you could claim around $5-6k p/yr.

    The spokes person then said that with the ATO you can fill out a tax claim form that would allow you to recieve that $5-6K on a fortnightly bases – rather than a lump sum at the end of the financial year. This would work out that you could be recieving an additional of around $115 a week, on top of your rent!

    I was just wondering if anyone is claiming this 5 year depreciation – and if it works out as good as these seminar guys talk it up to be?

    Hi Derek,

    At the moment I don’t have any PPOR. I own a property in merriwa (which is rented out) and the block in yanchep though at the moment I’m renting with my girlfriend.

    So if I continued renting, purchased a block of land – built a home on it – then moved into it to finish it off (I’d estiamte about 2-3 months to add the finishing touches). Then sold it – i wouldn’t be hit for capital gains?

    Thanks all for your help and advice:) This give’s me a good idea of what’s possible.

    I’ll factor around $7k into my calcualtions for demolishing – then it will be a bonus if I can get it done for cheaper:)

    Interesting…I’m from Perth aswell, and my block is located 30 secs away from the beach:) Where about’s is your block?

    I actually think there is alot of money to be made this way, aslong as you pick the right areas. One of the key factors is to make sure the land choose is quite unique and has good potential for capital growth.

    Hi Birdy,

    You sound just like me;) I’m in exactly the same situation. I have done some calculations and I too see this to be very profitable – but yes the only thing that will affect your profits is Capital gains etc.

    I’m currently looking into setting up a trust etc to help decrease the CGT I pay.

    Where are you thinking of building?
