yes yield is calculated as ;
RENT p.w x 52 (weeks) (or less depending on vacancy rate in suburb, e.g – 51 weeks with a 2% vacancy rate)
= annual rent
then
annual rent x purchase price x 100 = Yield as a percentage, soRent x 52 = Annual Rent divide by Purchase Price x 100 = Yield %

How do u give the bank a different price to what you are actually paying? Are u talking about a rebate option in the contract that the lender is not aware of or?

True to that Andrew, so I suppose basically if u were targeting couples u would look for nearby cafes and pubs, universities and trade schools, whereas a family would be more sporting grounds, schools -and then find and tailor make a property to suit? Only thing is how do u work backward thru marketing?
