P&I
I’m actually still on Sydney wage up here. I’m in an international company and transferred within the company so they couldn’t cut my pay.
However, I want out of this company as I’m not happy with them so I’d get another job (and probably start a hobby biz too on the side) altho I’d like to try a franchise perhaps. Have to read up on franchise forums.
Thanks for the ideas everyone. If I see Simon on msn I’ll chat to him.
Books I’ve read say “dont negative gear. it was once all the rage but costs money. always positive gear if you want to make money.”. Maybe I have the wrong idea as the CG would still be good. That’s why I post here as I don’t really know and it’s good to get advice. Thanks.
We’d have to rent in Sydney at probably $250pw then another $100pw or so to cover the difference between mortgage and rental income.
There doesn’t seem to be many places around which offer that sort of answer to the 11sec solution that I’ve seen from looking around. I guess I need to look out in the sticks for that sort of deal.
From what I’ve seen advertised regarding the home sale and rent on the Gold Coast is:
Rent * 1000 = home price
Alternatively you can expect to get ($homeprice / 1000) in rent, which does not fit any decent model I’ve seen
A home advertised for Investors seems to be advertised at eg:
$200,000 home guarenteed to get you $210pw in rent (or something similar). Which does not seem like a good deal at all! I think the RE’s are either trying for the gullible or don’t know much about investing.
So in other words I would not purchase a place for this amount of money in this location. I’d just have to find another place which is about half the price but would expect the same amount of rent. (If I didn’t want to negative gear, but wanted positive cashflow instead).
1/ Which Broadband you currently use?
2/ If i want to connect three computers on line, which plan/ISP is in a more econommical way.
3/ How can I control the kids use the internet, is it any router/modem with a key or timer to lock the connection?
4/ Dose the ADSL?Cable have conflict with MSN or
Outlook?
5/ Why the ISP need a contract? Any ISP without the contract?
5/ Any furhter advice?
1. I just got a friend on SwiftDSL (www.swiftdsl.com.au) and others recommend it (ADSL)
2. Any is fine. It’s just up to you how much you spend.
3. http://www.we-blocker.com – free internet blocking software I use for my 5yo son.
4. Neither will conflict at all.
5. ISPs have a contract to keep the money rolling in.
6. Another good one is http://www.exetel.com.au
Install an Antivirus Product!!! Norton’s Antivirus always rates the best results.
Some Broadband companies will give you a limit, but NOT charge you if you go over it. They will just slow down your download speed to the same as a dialup modem.
I too saw the show. Going well!
I will have to keep an eye out for another one of your mentoring programs. I’m soon to move to the Gold Coast (within the next month).
