    Cameron Bird advertise heavily in API mag….

    In the current issue they have a sealed envelope….opening it up reveals a printed document “How To Retire Wealthy”

    After a quick scan its about them finding +ive cashflow IP’s in BNE, VIC and NSW…..

    do your due dilligence and as always caveat emptor…

    I think tax AVOIDANCE is the wrong word to use!

    You possibly mean “MINIMISATION is not only legal but should be everyone’s aim!

    I don’t see the point in evading or avoiding tax when there are plenty of legal ways to effectively minimise one’s burden……

    G’day Guys,

    LMI need not apply when using 100%+ finance on a deal.

    The use of a LOC account secured against another property will allow you to make up the difference between the 80% lend from the bank.

    Normally you are required to have at least upto 5 times the value of the Deposit Bond as security. This can be either cash or equity in another property. Not sure if they will accept a share portfolio as the basis of security.

    Also it should be remebered that when settlement is due you actually need to be able to come up with the $$$$$…..

    Don’t forget to figure in closing costs when you do the numbers.
    Also the 100K left in the deal by the vendor will usually need to be paid out in a short period as Steve mentioned, this is a P&I loan on very short term.
