    i have a couple of houses i rent furnished. i pick up the furniture from council throw out days.beds,tables,chairs,cupboards,fridgesetc.beauty mate ,just like going through a time portal to a shop 30 years ago except this shop displays its wares on every street corner………talking bout free stuff i was walkin through the train one day and i noticed a fruit flan sittin on one of the seats that someone had left behind,looked ok,smelled ok, so i ate it and it was delicious. ….The next week when i walked past a bakery i thought hmmmm,wouldnt mind another fruit flan so i bought one and would u believe it yuuucko the friut was off and it tasted like sh.t…….ha ha

    i am of the understanding that a depreciation schedule can be used up to 5 yrs previous from when you have it done….but only offsetting tax deductions relevant to those 5 previous yrs of tax returns…..i have used “depro” quantity surveyors in both W.A andN.S.W….i think they are Australia wide.They do a good job.Their fees seem on a par with other depreciation specialists

    as an after thought this guy was literally stressing me out.he had up to 20 street kids staying there anight. he had been done for armed assault and bank robbery before, and claimed he was pro boxer in his past….(dont think i could fight my way outa wet paper bag)…so knowing the the tenancy tribunal usually favours the tenant i had a back up in place..,totally illegal but hey he doesnt give a fu** so neither did i…if things went against me i had $1000 there to ensure he was gone by some local heavies….maybe a few broken bones,not the way i like to do things but i gotta live too and he ,i know ,tried not payin rent 4 months on end at other places so i found out.

    i guess if i had a property manager i wouldnt be riding roughshod thru the backsteets of newcastle in the back of a paddywagon

    just one final thing…sydney was the nearest major city to where i grew up and there was always a stigma attached to someone who shifted to the local area that come from sydney…………………………………………………”ooh thats so&so & they shifted here from sydney”………..in other words better be wary of them …that was 20 yrs ago

    i grew up on a farm, outside of wingham.had a good life there and i feel that installed in me very good morals in life.i am totally unreligious, but i feel that is what gives me good morals . i dont need religion 2 tell me it is wrong to rape , pillage and plunder.I feel this is not the same with city folk as a lot of them smile in glee to know they can rip u off for $5, $50,$500…….i now take everyone with a grain of salt

    well if i knew it was gunna be this good i woulda tried to buy more. just bought one house in rockingham 2 yrs ago , thought it mite be ok and its really good but didnt ever think it would go ahead this much……iguess just an investor takin a stab in dark…….sought of

    i guess its how u view urself. personally i would try and set up someone else better than myself because i dont want to be viewed as a c*** or an arse****. but if idid the wrong thing to myself no one slse to blame but me. and i guess thats ok because i wouldnt feel guilty and depressed….. saying that i also grew up in a country area and a lot of city people couldnt give 2 hoots

    hey what a bad idea……..especially if the unthinkable happens and u split up. would prolong the suffering and/or torment for an undefinable period if he doesnt want to shift out.[grrr]

    all the previous comments posted sounds like the right way of doing it . i had a tenant do the same thing about aweek ago ,put afew holes in the walls and did abit of damage. had to pay $270 f or a skip bin to throw his junk in there…….so i figured sell his car to scrap metal place for $90 get some money back………the scrap metal fella didnt take my name just give me the cash . most of his stuff was only junk any way,also managed to get an old bbq and typewriter……………am still outta pocket though………..figure just clean the place up and get the next person in..consider myself honest but if some one wants to take me for aride itry and do the same back… anyone asks …no i didnt do it…..oh yeah he left his watch…….mite be worth $40 but it looks ok and i havent had awatch 4 afew yrs…….cheers Warren

    hi, never purchased a boarding house but hAVE done some research into it.insurance is high 9k + and not many insurers offer this type of insurance. the Property Owners Association has a special Boarding House Division which supplies a newsletter about 3 times a yr with lots of info and contact numbers for free advice on all soughts of property as well as boarding houses. costs about $70 ayr to join.. some advantages of boarding houses is that if they are registered no land tax is payable.also tenants are are classed as lodgers as they dont pay elec and water bills and as such are not covered by thetenancy tribunal. therefore eviction is quite easy for rent defaulters,tell them to leave or u can legally call the police and they will do it 4 you. unlike the complicated process of going to the tenancy tribunal… generally depending on the area there will be anumber of unemployed/pensioners there… these can be good tenants as the government supplies rent assistance to them with a cut off point for no extra assistance over $120 p.w as alandlord u can sign up 4 centrepay which is thru centrelink so when they get payed u get payed straight into your bank account…..generally they seem to be a bit labour intensive,however i did come across a boarding house recently which was fully run thru the real estate. got tenants in and out and hired acleaner 2 go in there once aweek. i currently rent afew houses as rooms .not registered AS BOARDING HOUSES. one is in newcastle. goes very good. one r/e agent i talkked 2 reckons there are about 40 legal boarding houses in newcastle and about 1500 illigal ones. hope this helps u out

    look at ur own situation.i think this area will go ahead albeit at a steady growth minimum.un less ur desperate 4 the the funds 2 invastc in a sure high growth capitatal area i would sit and wait as buyingf and selling costs will sometim,es nagate the profit u will make somnewhere else.i recently bought a house in frankston north but i am amore ur buy vand hold 4 long term investor

    shares do o.k when u pick the right ones.property does o.k when u pick the right ones.this is general knowledge. i like property always because it is something u can see feeel and touch .this is why most people prefer property. it is an emotional thing and some years u do heaps better in other asset classes and other yrs its in property. i think they basically even out in the end especielly property and shares. dont try and compare them yr 2 yr as each will generally work opposite 2 each other but still give basically the same result….. what do u prefer???what r u happy with?property? shares??? amixture of both??? amixture of something else…go a bit with ur gut feeling and u will be happy even if it doesnt do the best 4 that yr

    i bought in frankston north last december.paid 174k for 3bed house on 636square metres. house abit run down needs new paint plus carpet.returns $160 week rent. house is situated so approx.7 metre side access and council willgenerally approve 2 so u can build another house on block if block is larger than 600 metres square. i looked at approx. 20 houses down there. being ex housing commission homes most houses have the same design with only about 4 or 5 different variations. cheapest i saw was 155k on smaller block. still rented 4 $165.some houses were immaculate inside not a cent 2 spend.nearest railway station is the one before frankston itself and is about 3 to 4 kms away.i didnt have a big budget to spend so this is a good place for me 2 invest as i feel frankston itself is going ahead with new marina and shopping centre. if thismakes frankston rise in value it must have some sort of positive effect on frankston north even if is seen as aless desirable suburb
