Hi Jamie,yes in my opinion it will go up in value. It is in a good location and due to its location is ideal for tenants as they can walk to shopping centre and all major town amenities. The gutters definetlly need replacing at a cost of $4500(the rest is replacing the roof costs) and nobody in town will touch the job without replacing the asbestos roof sheets as there is a need to drill into them when replacing the roof barges when the gutterring is done.

having come from a very similiar situation myself I can relate to your situation. My best advise would be to be patient and just get rid of the personal loan straight away. Then focus all efforts on 1 credit card at a time and get rid of it asap. Once both are gone you firstly can stress less but then focus on getting some cash money in the bank……stay tuned to this forum as there are some very knowlegable people on here who can offer you lots of top notch advice, good luck.
Can the same rules be applied to residential, whereby the property bought by the parent company is leased by the business to house employees in?

do enjoy the humble macaron, it is my side business. I make and sell them up here in Emerald. I need to work out an economical way to transport them as people in Brisbane and Towoomba are asking me for them as well…..

It is in QLD, she is wiling to pay all expenses, solicitor, surveyors, fence costs etc, but my issue is that by changing the common area boundaries she will get a gain in the valuation due to her increased land size and I get nothing as I loose the use of common area and this will affect my value(won't it????)

whilst I have improved out of sight with my money management skills from a few years ago, I am no expert and just want to be sure I am getting the most bang for my buck. I guess the best lessons are learnt by doing so I will continue with what I am doing as so far it is working nicely for us and we will just adapt the process as we move forward.

Yes I do want to invest in property and I have IP. My strategy to this point has been to rennovate to hold in my local area and would like to mix this up with buying new interstate. I primarily stick to houses and look for the 'ones with a difference'.I have a clear goal and know how I am going to get to the end result, I just believe that I can do more with the money I earn to increase my portfolio quicker. I have a healthy appetite for risk and am not too worried. It might be a case of selling an IP and redistributing those funds into other properties. I was just trying to find out who the best type of people to asj about this kind of thing would be.

I'm lucky enough that my employer gives me $16k per year to do improvements to my PPOR and I was thinking of moving back into it and doing the work and renting out my current PPOR

no it would be the only rendered place in the street, it is in Emerald in QLD. I plan to hold it for a long timeThere is another product called knotwood which is aluminium decking and it also clips together. You can get wood looks or any colour u desire.
