Hi Jack, thanks for the reply. Yes I agree with what you are saying. Also living here in Emerald I see first hand what is happening too which is beneficial.

Hi Jamie, yes in my opinion it will go up in value. It is in a good location and due to its location is ideal for tenants as they can walk to shopping centre and all major town amenities. The gutters definetlly need replacing at a cost of $4500(the rest is replacing the roof costs) and nobody in town will touch the job without replacing the…[Read more]

Hi Mikko,
having come from a very similiar situation myself I can relate to your situation. My best advise would be to be patient and just get rid of the personal loan straight away. Then focus all efforts on 1 credit card at a time and get rid of it asap. Once both are gone you firstly can stress less but then focus on getting some cash money in…[Read more]wakebrownb replied to the topic Can I rent from myself? in the forum Commercial Property 11 years, 9 months ago
Can the same rules be applied to residential, whereby the property bought by the parent company is leased by the business to house employees in?

It is in QLD, she is wiling to pay all expenses, solicitor, surveyors, fence costs etc, but my issue is that by changing the common area boundaries she will get a gain in the valuation due to her increased land size and I get nothing as I loose the use of common area and this will affect my value(won't it????)

JacM,
whilst I have improved out of sight with my money management skills from a few years ago, I am no expert and just want to be sure I am getting the most bang for my buck. I guess the best lessons are learnt by doing so I will continue with what I am doing as so far it is working nicely for us and we will just adapt the process as we move forward.wakebrownb replied to the topic Harder working money in the forum Help Needed! 11 years, 11 months ago
Hi Finance Shop,
I am in Emerald in sunny QLD. I consider myself to have a healthy appetite for risk, my wife on the other hand may need some convincing but she is starting to come around….As far S time goes I am only 35 so I figure I have some time on my side….wakebrownb replied to the topic Harder working money in the forum Help Needed! 11 years, 11 months ago

Hi Catalyst,
Yes I do want to invest in property and I have IP. My strategy to this point has been to rennovate to hold in my local area and would like to mix this up with buying new interstate. I primarily stick to houses and look for the 'ones with a difference'.I have a clear goal and know how I am going to get to the end result, I just believe…[Read more]wakebrownb replied to the topic Buy and Hold: the end goal in the forum Help Needed! 12 years ago
Hey Richard,
I want to learn more about your approach, this is definetly a path I want to follow but I fear a lack of patience on my part is making think and do the wrong thing. I make a very healthy income and feel like I am stagnant……wakebrownb replied to the topic To render or not? in the forum Value Adding 12 years, 4 months ago

Hi JAmie,in Emerald pretty much anything is in demand, dueto the shortage of properties. I was only doing it for the value adding proposition. I'm lucky enough that my employer gives me $16k per year to do improvements to my PPOR and I was thinking of moving back into it and doing the work and renting out my current PPOR

Hi Andrew,no it would be the only rendered place in the street, it is in Emerald in QLD. I plan to hold it for a long time
