There is some fairly old carpet (in terms of style, not dirty or smelly) with floorboards underneath which i plan on ripping up when i intend to sell.

Yes I still would feel much better getting gas hooked up but I’ll see how these tennants like the electric heater

I have cleaned up and slightly improved the kitchen (painted and lino-ed the cupboards).
Installed a brand new oven and added new power-points and lights around the house and fixed up the garden a bit.
As i said funds are scarce for me so big improvements may take a few years.
Do you have any easy and cheap suggestions for adding value?

No i just purchased the property and tenants have only been in 3 weeks, no complaints so far.
From what i have seen and heard just about everyone has gas heating so i was making sure it wasnt a horrendous mistake to not have the gas hooked up to the house.
Not too sure what the hell that means "thecrest"
But thanks to everyone else, been very helpful, i shall gaze into the stars and ponder on this further…

The previous owner used gas bottles, but i recently hooked up an electric oven and the hot water is electric as well.
There is gas available as the line is just on the other side of the street, but i am just unsure as whether i am going to run into problems with tenants spending too much money on their power bill because i do not know if gas heating is far cheaper or not than using an electric heater.
Yeh I couldn't believe when I went there how modern and commercial it was, I was only going down for a look at some cheap properties to think about and before I knew it I'd made an offer!
Hamilton is very much the same I had everything I needed for my repairs and improvements and a few stores to chose from for the tools, materials and supplies.
There are also numerous and diverse restaurants there too.
As opposed to buying a house for tripple the price where I live (mornington peninsula), i am very happy with my choice so far
I recently purchased a property in Hamilton, nearby to Horsham.
Honestly the infrastructure there is fantastic, there were numerous pubs and stores such as sushi bars and EB games, there are 2 senior football teams and 10 schools including a university.
Did you consider purchasing in Hamilton?
Again this all needs to be related the low purchase price of the property, hence the decision to buy in Regional Victoria
