Christian was a bit over keen to sell me some property investing CD’s in another thread, but I notice with interest that he didnt include his sig in this thread. My take is that he is offering genuine advice in this thread without the alterior motive of profiting from cd sales. Kudos.To Property Passion: My partner and I have not yet really started our journey, we intend to buy a ppor but tidy it up over the 6 months that we live there (FHOG rules) and then look at options after that for our first IP, perhaps even going back to renting in a place whilst selling the first house or rent it out. But so far our friends havent said anything negative about our plans. My Brother and father both think there isnt much in the way of affordable property in Geelong where they live, but since they arent as motivated to look as I am I dont put too much weight on their opinions with regard to property. There are probably reasonable opportunities for rentals for units for example in Geelong.
I guess its like advice from anyone, you need to factor in their experience and motivation before weighting their advice.

I havent had dealings with them directly, but I have read Margaret Lomas’s book “how to make your money last as long as you do” She has a pretty good writing style. She now has a book out which deals mainly with cf+ve which I’ll get next pay day.
I would hope that because of the amount of exposure Destiny has both through Margarets books and even their Shopfront in North Fitzroy that they would be reputeable, and should be able to provide good advice.

You still need an antivirus product for macs (yes some virus’s target macs), fortunately I think iLife comes with an antivirus product.
Macs look awesome, but I dont believe they are very upgradeable.
I recently spent 2800 on a rather nice AMD 4000+ Sli graphics beast with 2 gig of ram. (put together myself) I can at least continually upgrade as technologoy comes outs (even replace the main board if I wanted to). With Macs you would have to buy a whole new unit wouldnt you?

If you are happy to pay for anti-virus then mcafee virus scan online is pretty easy to install and maintain. I have that for 32bit windows XP. For my 64 bit windows XP partition I’m using avast (mcafee doesnt work in 64 bit windows they better fix that before the next version of windows comes out).
Zone Alarm is a good software firewall.
Spybot or Adaware are good for getting rid of Trojans.

see if you can get a savings plan happening, every pay make sure you are putting aside a nice chunk of money into an account like ING Direct or something similar. If you can demonstrate genuine savings you will have a lot more options for finance. (making a budget will help with working out how much you can save)

Whats the deal in Hobart? My partner found a nice unit on the internet she would like us to buy. The advertised price range is 140-175k. I was in the process of trying to establish a savings history so I could get a full featured loan. If her nesting instinct decrees that we have to buy now then we will have to go with a loan that doesnt require a savings history but doesnt offer things like an offset account. At what stage would you offer the deposit? do you write your conditions on the contract (finance/building inspection/no conveyancing issues) set your price and then hand over a cheque (or cash if your keen) for 1k?

Just read through this complete post over the course of an hour or so. It had me spellbound.
I’m currently saving 1k a month and living to a proper budget so that I can buy my first PPOR in April 2006. I then need to pour my disposable income to reducing personal debt (other than the ppor) and then I can start looking for my first investment property. Then I hope I can start following the lead of all these inspirational posts.

how would one go about having a solitor read over a contract before I sign it, I wouldnt know the difference between a standard contract and one that might have clauses to the benefit of the vendor. Is a real estate agent likely to send a copy to my solicitor? or would I have to go to the real estate office and have the solicitor go over it with me.
Also anyone know any solicitors in Hobart that are also property investors in their own right, so that our values are aligned. (hopefully win/win not a solicitor who wants to find an angle so they can get it to court)

to activate your web space.assumption: your spreadsheet is in “My Documents”
step 2. click on Start->all programs->accesories->command prompt (this opens a command prompt for you to type commands into)
step 3. when command prompt opens it generally opens you to “Documents and Settings<your user name>” so type “cd My Documents” (without the quote marks) and press enter to get to the folder where the spreadsheet is.
step 4. type “ftp members.dodo.com.au” and press enter. Type in your username and password when asked.
step 5. type “bin” and press enter.
step 6. type “hash” and press enter.
step 7. type “put calc.xls” (where calc.xls is the name of your spreadsheet) and press enter. you should see some #### as it uploads the file.step 8 from internet explorer put the following into the address field at the top. “http://members.dodo.com.au/~<yourDodousername>/calc.xls” eg if you dodo username is jsmith you would put http://members.dodo.com.au/~jsmith/calc.xls and it would then download calc.xls to your computer again proving that its available to other people as well. (note the ~ character is next to the 1 key (need to use shift key to get it))
Anyway I hope that helps with uploading and then testing the file is available.. if it falls over somewhere feel free to pm me.

ah I guess that makes sense, so if the other party doesnt sign it because the offer is too low, the contract is void. What if they write a different higher figure on the contract and they sign it… is that then not valid unless I initial their price?
How does it work in the other states? has any one else made offers on Tassie propertie and is it negotiated this way, if you make your offer in writing?

RhysFtp it to your isp assuming they give you web space..
then just provide the web address to the spreadsheet.For example to ftp a file from the cmd prompt to my service providor bigpond I would do:
ftp users.bigpond.net.au
(then enter username and password when prompted)then from the ftp prompt
bin
hash
put calc.xls
byewould change to binary mode, display a # for kb then upload calc.xls to where my files are hosted on my isp’s server. bye then logs you off ftp
For anybody to access my files they would put in http://users.bigpond.net.au/<username>/calc.xls into their browser and the it would prompt them to open or save the file.
You just need to know the ftp address of where your files are on your isp’s server, and the right web address to retrieve them.
