    Hi All

    Can we apply for CDC for duplex development? I am told that CDC is not available for Duplex development. I have to get my DA first before we can do CDC?

    Is this correct?

    Anyone please?

    Thank you Stacey. I got survey done before I purchased this block. Paid 900 for the survey. This was actually organized by the same planner who sent me a quote of 13k.

    to summarise, I should approach planner first & sit with him & finalize design etc so they can go ahead & apply for DA?

    or they could apply for DA without me finalizing the design?

    Would I be able to change design at later stage if i need to?

    I have a property in Buffallo which I have renovated fully 8 months ago, I have just changed the roof spend 4k. It is two unit apartment. Total rent is around 650 to 700 per month. Nothing to spend. I am happy to give you invoices or you can visit the property there. i bought it for 36k but wanting to sell for 30k or so. The reason, I wants to buy a home in Australia to live.

    Thanks D’. How about put partnership name on the title but get loan individually. Would bank lend in this case to individual? I think this should be my question. Sorry took bit long to get it right.

    Great Comments Amanda and much appreciate your detailed response. It seems to be very complicated but interesting.

    I will speak to Town Planner about this over the phone since i am in Sydney and property is in Dalby (queensland).

    I think that’s the first starting point.

    Thanks, it has got sewerage in the middle so I may not be able to do three. But this is my understanding. Any comments would be appreciated.

    thank you guys. Chris, property is in queensland.

    Frank, I have a guy who does the signage for shops etc will do this job. I will be helping hand to him. How many coates do you think is good enough. Also could you please specify what preparation we should do and type of paint we should buy etc? please provide some very specific information which could be usefule for the person like me who has never done this job before or never got it done from anyone ever. I really appreciate help in this regards.

    Thanks Frank,

    I am in the process to get painting done on one of my IP. It is an investment property so do not want to spend fortune. What are things I should keep in mind so house looks really good and it does not cost me lot of money.

    thanks for your reply guys. But the agent i use is 21Century and they are well established. Also, rent I am asking is between 650 to 700. But i think, i just have to wait and watch? ??? or anything i can do from here?

    if you have put an offer in writing to the agent, how would you get the confirmation from the vendor about his acceptace of the offer without offcially exchanging the contract?

    Thanks Steve,

    Purpose – I think most of the investor have the same purpose of being financially free or get rich. But for me, if I have to work 8 hours day normally then why shouldn’t I spent time in properties which has far better result to make me rich and financially free and on the top you don’t have to work eight hours in raw every single day of the week. Work Smarter Not Harder – That’s the way life should be, if it is not that it’s you who can create it…
