    [8D]Hi Melbourne Cashflow gamers.

    I own this game – a friend has it at the moment – but I have never played it.

    I would be interested in playing with a group of like minded people.

    Hwd007 – have you played yet? How can we set another one up. Would you be interested?

    Hi,

    Money saving ideas – hmmmm let me see. Difficult to really pinpoint – but will give you an overall picture of my experience.

    A bit of background – I am 37, de facto, 3 small kids, work full-time, get paid well, husband at home with 2 of the 3 kids under school age.

    Have very nice home and a few investment properties – positively geared – except for one.

    We have cheap cars – we do not believe in spending money on flashy cars – although we need to buy something semi-reasonable soon – you should see the station wagon!

    I remember when I was 24 and had bought my first house (during the times of 17.5%) – not having the money to buy things (and obviusly choosing not to)other ‘girls’ with lesser pay were buying items I couldn’t understand how they could afford- eg., designer bags, designer shoes, designer clothes, designer make-up, designer hair-dos. I used to think about this and think there was something wrong with me and couldn’t understand how they did it. Aaannnd…years later it clicked! – I know women my age still doing this and not having a place to live in or invest in and……wondering when someone will come and save them.

    The moral of all of the above – is you do not need expensive labels and other material possessions to look good – you can look great without the labels – save that extra bit and put it towards investments (property in my book).

    I mentioned the word saving – the only way I can save is if I am forced to – ie., by having debt to pay off – in our case – debt incurred by purchasing properties. I find it difficult to put money away – if ever there is spare money (rare)we put it on the mortgage and then withdraw if we need it for anything major – eg. deposit for property, renovation on own home, etc.

    Hi All,

    Depends what you are looking for. I’m with Steve on this one. It’s about the numbers. You don’t go investing in Tasmania and look for capital growth – if it happens great – if not – so what – you are looking for positive cashflow properties – along with the research of vacancy rates and other due diligence questions when purchasing IPs – you could help mitigate risk – and some of Tassie properties offer great returns.

    Hi Dave and all others,

    Thanks for the tip to speak with Dale.

    I’ll keep you posted as to whether he agrees with my accountant (for my situation) or whether he thinks I will benefit from setting up a Trust.

    I have emailed him today and hopefully get to make an appointment soon.

    Hi Everyone,

    Thank you for your wonderful responses.

    So far, you have confirmed what I was suspecting and feeling in my guts, I need to look for advice elsewhere.

    As this is what I was planning to do, with your help I feel a lot more confident in continuing down this path.

    Hi Youngie,

    If you are new at investing in property I would go for one with some sort of immediate return – ie., rent. It also depends on encumbered you are – I mean do you have other loans, can you make repayments if it doesn’t sell quickly?

    If it is on or near a beach, and you can afford repayments buy it – otherwise I would think carefully.

    Hi All,

    I have dabbled in Tasmania this year having bought 4 properties in as many months – the last one was last week. I bought them site unseen.

    I have now seen the first one I bought as I made a trip to The Apple Isle at settlement…to do a bit more hands-on research.

    Prior to buying the first property, I researched and researched and researched for about 4 months -via the internet and phone calls. One of my Melbourne aquaintances – a real estate agent was the person that pointed me in the Tas. direction. In this 4 month period I saw properties jump in price, I made offers and withdrew out of shear nervousness and in the end I dived in.

    All properties I have purchased are positively geared, rates taken into consideration, are tenanted with great tenants that, so far, pay on time – much better than my Footscray property (with respect to cashflow and quality tenant).

    One property in particular has been a beauty. I purchased a house, 2 blocks from the waterfont, in the CBD, converted into 4 units, with a total rent of $360 per week – for – $137K. – I’m excited!

    Stay away from the housing commission – unless the area has been converted from housing commission to privately owned – eg., parts of Claremont near Hobart.

    Hi All,

    I’m new on the forum but not new at loving, eating, sleeping, breathing real estate.

    I have crawled thus far, by stepping in, here and there to make purchases – but after the weekend’s fantastic fun I am now not planning to walk or run – but – to fly!!
