    I would consider it the resonsibily of the PM to check and sign off all adverts regarding the property they manage.

    I would speak to the PM and ensure that the cost of running the advert isn’t passed onto you.

    setup a business (or company) for your realestate and make sure you check out homes in all the wonderful countries you visit. You might be able to claim some of this on your tax, especially if you are already a proven realestate investor? Ask you accountant and see if they can assist.

    Hi, for anyone interested we received a rough quote to plaster 3 rooms plus a hall, 12 ft ceilings etc. The estimate was around 5 – 7K.

    Hi Purplekiss,

    there is a bit of water damage in one rooms on the roof plaster, so I think there is a small hole (the building inspector will tell me for sure). The rest of the roof looks fine, its plan iron so it shows off the rust spots easily, I’ll get up and have a look myself … might even take the wire brush [biggrin]

    $400 is a great amount to spent, I bet it added 5 times that to the value of the property!

    good points. I’m certainly not thinking this will be the only good property to come along. It sounds like the auction process will be an interesting experience.

    Thanks Yorker. I will have a chat with the agent and see if I can’t get an indication of the reserver price from them, this will give me a better idea if I should spend the $ to get building inspections and valuations done.

    Hi Woodsman,

    I am picking up the vendors statement today and will have a solicitor look over it.

    Comparable properties in the area will sell between 200 – 240K.

    I have decided that I might contact the trustee direct as I don’t really trust the agent.

    I have read the info on this site and found it interesting.

    South Melb is excellent, worked there for many years, great location and quiet on the weekends. Richmond is also great. Also consider hawthorn & camberwell, it has great access to PT. Prahran is also very good, everyone loves Chapel street … don’t they [biggrin]. I lived in Prahran for a few years, a great place to live. Actually Melbourne is fantastic![baaa]

    I contacted ASIC directly to get info, here is their response, hope it helps.

    We are renting a place at the moment that has had huge termite issues in one of the rooms. The place has been sprayed in the past and was said to have killed the little beasts.

    When we moved in about 12 months ago I asked a neighbour if they ever had issues with termites in their house. At the time they said never (they had been there 20+ years), that was until last week when they discovered their house is now full of them.

    I spoke to the “termite man” about what to look out for with termites. The real issue isn’t getting rid of them in your house, but finding the nest and killing it. The nest might be a distance away, so in a built up area it might be located under another house.

    You can kill the ones in your house but if you don’t locate the nest their is a good chance they might be back. i expect that they might be back in the house we are renting also?

    After living in a house that has had a termite problem I wouldn’t take the risk of having them come back. If you decide to take the risk then I agree fully with Shellby, make sure you get an inspection done yearly.

    Nat R, do we see a change of heart? You were quite negative about the IFHL product initially?

    Thanks Padma and congratulations on everything!

    A few questions

    1. I have contacted AAMI and they do classify the house as a boarding house, do you know of any insurers that would cover boarding houses? Regarding the tenancy board, how and where do I contact them to find out information?

    It seems also that contents of a landlords insurance policy aren’t covered, what do you do in regards to your beds, white good etc that you have in the house, how do you insure them? It seems that you can only get contents insurance if you live in the location?

    2. On average what are you gas and electricity cost for 5 people living in the rented house?

    3. does anyone know roughly what costs are involved to split 1 large room into 2?

    I need to get a rough idea of costs to calculate the CF.

    Hi Jo, thanks for the post. It is a 6 bedroom place with the potential to turn a 2nd living space into another 2 – 3 rooms.

    Its a huge solid property, probably around 3 – 4km from the Uni and 1 – 2km from the Tafe & CBD. Its on a main road and close to public transport etc. I think that it is close enough to the uni appeal to students.

    I’ve spoken to Simon Macks a few times, I’ll touch base with him again and see what he thinks ….. or maybe Derek or Simon could post a reply??
