    i agree with people that i don't own the property, but shit, with a deposit and doing everything right by the vendor, the least they could do is help us out. There are the legal aspects of this but there are also the moral aspects, and i don't see why 1 party should try to make things difficult for the sake of legal loopholes. 1 party has the shits up and is deliberately trying to make the process as difficult as possible….

    yeah its crap really.. they have refused to let us in and our conveyancer has agreed with them.. we have made it easier for them by buying the property at this difficult stage, the least they could do is help us out a bit. We might try and put in an independent advertisment in the paper with our phone number for this weekend and see how we go. thanks for your comments. cheers

    It was interesting because the photos that were used for the sale of the property were almost identical to the photos taken for the rental advertising. Exactly the same things were in the apartment and appeared in the photos. It is just such a pain in the ass seeing that this is a bad time of year for renting in hobart with the cold…… the loss of this renters ability to get into the property could cost us in the long run if we find it difficult to find new propective tenants.

    Yeah I think she has just cracked it because the estate agents had cleared everything exactly with her, but the problem is she is taking it out on us, the purchasers, when the problem seems to have come about from the agents. Thanks again for your response. Cheers

    Yeah we haven't had any trouble with tenants in Kingo at all… 2 properties in Kingston Beach (house and unit) and they both take 5% yield… we havent missed a day of rent even though properties have had 2 different renters…Kingston is taking off so jump on board. Make sure you check out the REIT information before you settle on a suburb…for $22 you can look at the quarterly peformance of each suburb. Cheers

    Just signed a contract for IP3 in kingston beach so really getting going now…. would be interesting to find out what people think of the Kingston/Kingston Beach area…i'm hoping its all good and results are showing that so far…cheers pete

    yeah we have 2 IP's in tassie and just about to buy a 3rd. 2 IP's in kingston have good rental return and fastest growing municipality in Tas… both IP's return 5% rental yield and showing good capital growth. Lauderdale may boom soon as 30million shopping precinct has been given the go ahead I believe… Be careful about high rental yield suburbs in Hobar area as the majority of these suburbs are low socio-economic areas… could pose problems with rent. hope this helps..cheers

    Yeah we are paing P & I on both properties… we have had depreciation schedules done and both properties are at about $4500 per year for the next 15 years…. both properties are in great rental condition and the one we are looking at now has just had a reno… food for thought and some decisions to be made soon… thanks again

    G'day Pete and Jackie..

    3 IPs in Tassie and I call it home, but living in the NT at the moment…is there any chance of getting some sort of run down as to what was discussed at the up coming meeting? Are there any other meetings on the cards? Any info would be much appreciated. Cheers

    Yeah keen here to do some writing… My partner and I are in our late 20's with 3 IP's…living rent free in the NT full-time teaching with properties in Tassie…sound interesting? cause its a bloody good time for us now…cheers

    sorry for the lack of info…. unit in hobart, basic reno (no more than 10k)…. maybe enough to bump the rent up by 30-50 dollars…cheers

    Yeah the second IP was a rental and has been rented since October…. thanks for that… Our 1st Tax person we saw last financial year didn't do any of the stamp duty or LMI from our 1st property… are we able to claim that this financial year? cheers

    Yeah great story….doing well to take those risks at 25. I'm 28 with two IPs and living rent free in the NT and just looking for the
    3rd property now. I'm just about to put the rent up in both properties and I think our property manager will try and talk us down a bit, so I loved your idea of advertising the property independently. Great strategy!!! cheers

    sorry for the little information…properties are
    1. 1980 4 bedroom 3 bathroom house in Kingston Beach, Hobart at $350 a week
    2. 1991 3 bedroom 2 bathroom townhouse in Sandy Bay, Hobart at $345 a week

    I think the tennants have had a good ride with the properties at these prices so far….cheers

    thanks for that advice…..with wizard at the moment and he also informs me it would be quite expensive because we have a fixed amount, but that fixed amount was done on purchasing the 1st property so i'm not sure why this would be an issue….cheers

    yeah they all sound like good ideas….i've promised to spend some time on the garden over the next few months so thats good…. looking at offers over about 1.2 million i reckon….still interested?

    Good on ya Steve…. sent through an email and just waiting to hear back to see how we go. In regards to the property conference living up in the Northern Territory makes it a bit hard… do you ever have meetings or conferences in Darwin? cheers
