I used a broker when we built a spec house in Qld because our regular insurer wouldn't cover us.  I think Suncorp gave us cover, but not sure if they are in NSW

Thanks for those tips everyone – we haven't ventured into the reno side yet, but are hoping to down the track.  Just an observation from past experience on furnishings though (washer, dryer and fridge).  We originally furnished our flats and found the standard of tenant was lower than with them unfurnished, and we seemed to be continually having to fix things.  We now rent them bare and have had a lot fewer hassles.  Trish

Just a suggestion – there are so many Australian books with good advice.  Why don't you go to your local library and borrow them – then just buy your favourites.  I think we have to tailor our investment stragegies to our particular situation, and sometimes that calls for a combination of methods.  Good luck!  Trish

I agree with Opportunity In on using an agent.  There are so many rules and regulations these days that it just isn't worth the hassle to be doing it yourself.  We tried self managing several years ago, but now only do it for our children.  And if they ever get sloppy with their payments,we'll be putting them under an agent too!!!!!
