    hi trev here,agree with last comment,Its definitly not a pyramid scheme as there is a product /s involved,
    However if N21 operated without the product which happens to be amway then it would be .
    i got asked to go to one of these meetings some 20 years ago.told of the possibility of making heaps of money.
    I kept on asking what they were selling ans.notjing its just a network marketing meeting
    Any how went to the meeting convinced in my mind it was amway Guess what it was.
    I was cranky and got up and suggested to the spesker he and his ilk were nothing but con artists
    why couldnt thier recruiters come clean when asking someone to a meeting and say it was amway
    Ive actually here of churchs and other community groups being split because every one was trying to recruit everyone else
    In fact one Pastor Banned the N21 from opperating in his church

    Hi to all,

    It seems to me that everyone is/has fogotten the 3 Principles of real estate investing

                              1.    Research,research.research

                               2.   Location,location,location

                               3.  Affordability,affordability,affordability

    And as I've said (trev1957)before the American real estate investing market is HOT

    Have we all forgotten Basic economics 101 of supply and demand

    At the moment USA or parts of, are over supplied………therefore demand is down…..if demand down…….. PRICES FALL

    Another real estate Principle is this where ever possible   BUY LOW SELL HIGH ……or if supply is low and demand is high

    prices rise ……….Good time to sell .

    Another Rule Of thumb and its the same in USA property will always rebound

    Based on Historical data houses will Double every 7-10 years

    Real estate should always be seen as a Medium to long term investment And in My opinion you cant loose

    There are some methods of making a quick 10k-50k in amatter of days or weeks

    PS just one more thing which is realy IMPORTANT

    YOUR (USA) and mine(AUS) need investors,entreprenuers,people of vision to KICK START our economies again

    Remember a lot of people come out of the Great Depression very rich………How, they Knew it wasnt going to last for ever

    Invested when every one else around them were cryingg doom and gloom………sound like today!!!

    Richard,after reading my last post i can see that it could

    be taken that the properties i mentioned were in the US

    They are not I is in southport Qld ,3 in Adelaide.

    However it is possible to purchase properties in US with no money down
    Get a long settlement date
    do any upgrades ( a lick of paint)
    Flip it to sell to someone else with a settlement date earlier than your own date
    Pay original owner and pocket the left over.

    Most of what you say is true also for investing in australia

    * property managers not doing thier jobs properly….. allowing known problem tenants into your property allowing properties fall into disrepair,due to unsatisfactory or no regular inspections

    * tenants trashing the place and doing a runner

    * cost of repairs

    * etc.etc.

    Tony Ive been through all those problems

    You are right and like all Business's you Must Do Your RESEARCH and own Homework as you say, but wouldnt you agree, 4 houses in 6 years for 695k and now worth 1.2 mill? Makes it all worth while

    I dont know of anything that gives the same rate of return except for High risk Share portfolios

    Nor do I as a Businessman Electrical contractor Know of any business that does'nt  have it's own

    Set of unique of problems
