I am not sure of your age but if you can move back parents place that could help on living costs. There is community financial counselling available for people who get into trouble in some areas. You may find out some information at the Centrelink office, they often have a big range of pamphlets with information. If you can’t get help there check out the local council or legal aid.
It can be difficult if you are behind on everything but no bank will help you if you are a high risk. If you start by keeping up the repayments you have and make arrangements to pay things off as quickly as you can.
You will need to write up a budget and stick to it!

Dear Age,
How far would you be ahead(or behind) if you owned 10 or 20 properties? Negative gearing with a positive cashflow will only work for a few properties. Then you start to go backwards.

Consider using a broker when you want to buy more than 3 units in the same development. They can help you obtain finance from two different lenders and you may not need to go commercial.
The overall cost of the property is not high, the reason it is commercial is because there are 4 or more units.
I know of a deal like this recently with 8 units. Two lenders, 4 units with each lender. They were all strata titled.

Have we met? Yeah, I’ve been busy. Renovating so I have more equity so I can get even more money! Now I am looking for deals. I haven’t been on the forum for quite a while!
I am busy, busy, with my mortgage broking. Always looking for more business. Vendor finance is growing fast here and I am getting more and more enquiries for finance from budding wrappers every week.
I organise the network meeting here every month and we have about 70 members. We have some very knowledgeable investors and some newbies. Its great fun and I am always learning.
Now what about you? How are things going and what are you up to?
No, it’s not too late. They can get an asset lend against their own house quite easily. Then again with any new property. They will also have rent to use for serviceability which may help them borrow more. Asset lends are generally 65% – 75% LVR.

[]I have done this once before in NSW, it was a total headache and I would not recommend it to anyone. I was the vendor and I ended up hiring a solicitor to do it. The kit was a waste of money. When I called up the helpline as I had a problem with the title search they did not help at all!! My advice – use a professional.
Has anyone else had a better experience than this?

Hi everyone, []I am 34 years old (its seems like only yesterday I was saying 24) and I bought my first property when I was 20 in Queanbeyan NSW. I now live in Perth with a husband (27), three sons (11, 3, 1) and daughter (9) do the math on that one. Have bought and sold several properties over the years and made a good profit. Am now only interested in positive cash flow (everything bar one has been negatively geared). Enjoy talking to other investors every time I meet one. Attended Steve’s seminar in Melbourne and met some really great people.
