This probably also ties in with another post of 'house vs units' eg. if you own a unit in a block of eight only 1/8th of the total land value applies to your dwelling. At one of our properties the value of the land value attributed to each apartment is just $25K which helps minimise the land tax situation.

I think it depends on the type of property.  At the megaconference last year an accountant told me that you are permitted to transfer  commercial property into super at retirement but the same does not apply to residential property.As Derek said, the amount of tax will be low but the lower the better so might be worth chatting to a good accountant.

Depends if you want them out….if you do you can always serve notice to vacant as soon as they are late with their rent, meaning that personalities are kept out of it.

Agree with mattsta's suggestion of borrowing themselves and keeping the cashflow.  There are some great properties all around Australia in the lower price bracket which have nice returns.

Hope your inspection went well…..my only hesitation would be the promise of a tenant/rent rate as the rental market is not as strong as it was 12 months ago – make sure you prove to yourself that you can get a tenant at the rent you expect, maybe make the contract subject to securing a tenant @ $x per week.

Another option which may be quicker than a personal loan may be to obtain a Credit Card to use for the property related expenses and then pay that off with from funds from the investment loan?  You would then have that 'credit' facility available to you if the situation arises again.  (So long as it doesn't stuff up your debt servicing ratio…[Read more]
