I was taught from day 1 that a discretionary trust under a company was always the wasy to go so that you achieved the maximum protection.
Don’t forget also about the land tax situation. If you’re getting up towards the land tax figure, start up discretionary trust #2, #3, #4 etc so there is no liability there.

Everything that I’ve heard tells me to use a structure of a company with a discretionary trust which is primarily designed to protect you in case of any legal problems and also to have the best taxation advantages.

I design & build sheds, garages & carports on the Sunshine Coast. The Council fees are probably correct, the certifier is really the best way to go, he would only do a final inspection anyway,so his costs are minimal, the majority of fees are swallowed up by council.
If this is going on the back of your house, why worry about council approval – just do it.
They can’t make you pull it down as long as it doesn’t break any of the boundary rules etc, the worst thing is that you may have to lodge a building application later if it creates a problem when you go to sell the house.
Heaps of additions like this are just erected without council approval, you just have to feel comfortable with it yourself.
I even know of a ‘phanton’ erector who pops up steel buildings without approvals at no cost, we
don’t get involved ourselves, just sell an expensive “kit” which comes in at a remarkably close price to an erected job!
Why get engineers to do working drawings? Surely a handyman carpenter could build it blindfolded. We only work in steel so I haven’t got anything suitable but plenty of these structures are found everywhere. Go to Bunnings – they’ll probably have a book showing how it’s done.

I live in a first floor unit with beautiful river views that the lower floor units don’t have. In my mind I’m certain that the value of my unit is at least $20k better because of the outlook but the lower unit owners feel that their units are of greater value because of the easier access. (One flight of stairs)
If there is an elevator in the complex and with all the units sharing the operating costs, you might feel a bit hard done by if you had to pay some of this cost if you were on the ground floor but not getting any benefit.
One rule that I did learn is never to buy in a complex with a lift – it can be an expensive exercise, especially if some of the units are hoilday renters when the tenants don’t care about how things are treated.

Only a month ago I hadn’t even heard of this Forum, now it’s become a twice daily part of my lifestyle.
