    Thanks for the reply HC.As it turns out, we inspected the property on the Saturday which was the first OFI and the start of a 4 week campaign.On the following Tuesday we received a call to say the sale date was now 6pm that evening, so it was too soon for us to get our act together and we didn't submit a bid.That was a real pity as our bid would probably have been more than what the property sold for.

    Can't keep up?? I don't know what state you are in , but in Victoria you have had to be a registered plumber to do roofing for over 20 years.

    You can use steel in conventional brick veneer construction to achieve greater spans.Steel and precast concrete is by no means a cheap option when it comes to construction.

    Same thing. I don't know that there is much you can do with it.A creeper maybe, though I am not a fan of them. They are an industrial fence and aren't really meant to look pretty.

    I would say it is a fixture. After all,it is wired in and bolted to the building.

    You can have a basement level if you like.Many developments now have underground carparks so as not to use up valuable ground space.What you may find though is that there could be height restrictions which would prevent you from using the dig one metre and raise the house option.

    The reason I don't take on an apprentice is because they already know it all, so there is nothing I could teach them.

    I would think that if the  phone line is there, it needs to be in working condition,If there wasn't one there, that might be a different story.I imagine the landlord is upset because it is going to cost him money, not because they are going to dig up the garden.Telstra uses contractors for most things now, and they operate on a fee for service.

    Clicking on "all forums" will just list every post in every forum.Active topics is supposed to list all topics that have been active since your last log in,but it just lists every topic in one list rather than by individual  forum

    Linda, I don't understand how that will make topics active.The problem with active topics is that it isn't displaying active topics!

    Public liability comes with your standard home and contents insurance.If it is an IP you can get it just for your unit.The common areas however need to have a body corporate,and they need to take out the appropriate insurances.

    We regularly rent holiday houses, and the agents hold the keys, as well as the caravan park that is in the town.The agent is about 20 minutes drive from the town , so they have some arrangement for keys to be collected from the caravan park. It seems to work well for me as a renter.

    I do recall hearing about them checking declared income against the income put on low doc applications,but not sure how much effort they were going to.
