The crossover may have been the original one that may have complied with with the profile required when it was poured. I would have thought that if it is existing then it should be allowed to stay.

We is it your neighbour's side fence and not shared?

I assume that you are on the high side of the retaining wall.If your neighbour has dug his land out and that is why the retaining wall was built, then it should be on his side. If your side was built up, then it should be on your side.

Deductibility boils down to the use of the funds. If you redraw 50,000 you will pay interest which will not be deductible. If you borrowed this money for your deposit, the same would apply. I know it is too late now, but you would have been better off putting the extra money in to an offset account which would have reduced the interest paid on the investment loan, but still kept the money ready for you to access without having to pay interest on it.

So it has already had some renovations over the years? If you were to sell it now as is and save yourself the hassle of repairs/renovations, what price would you put on it?

Sasha, what suburb is your house in? Do you have any pics to post?

If you are not a registered builder, and you are building it yourself, then you are an owner builder (in victoria).

What do you mean by a "manufactured home" . Do you mean a transportable home, or a pre fab ?

Bondcrete is apparently what you're after. Apply this first and then the paint will adhere to the surface.good luck
Paint will stick without bondcrete, but if you use some watered down bondcrete it will seal the surface so you won/t use as much paint.

Phorsha wrote:[And as for the moisture test ‘Tools’, you can grab one for cheap (or not) at bunnings but like all large renos – best seek 'professional' help.
Yes, Bunnings sell lots of toys…so what? The fact remains that you didn't have one and didn't have the knowledge, employed a professional, and he doesn't provide his services for free !

A project I am doing at the moment had this problem and one geotech said we needed to remove all of the fill down to one metre over an area of about 2000m2. Client didn't like that even though it was his geotech, so they got another guy who said the fill was ok to build on.Footings and slab got redesigned, and saved somewhere in the order of $200,000

Srobbins, I would suggest that she didn't.

Now $88 for 20 minutes that equates to over $4 a minute, if that isn’t fraud I dunno what is.I’m just jealous cause I have a career In IT, I have to use my brain constantly and someone with an IQ of 5 will earn twice as much as me and works 5 hrs a day. YIPPEEEE happy dayz
Isn't it ironic that you are so brainy but you had to call a dumb arse plumber with an IQ of only 5, who had the knowledge and the equipment to do what you needed done ! Tradesmen don't provide a free service as some seem to think. If you want his services, you need to pay for them, simple as that! He came to your house, (who knows how long that took him), spent 20 minutes doing what you asked for, used equipment that he has paid for, and only charged you $80 plus GST, and that sounds more than reasonable to me.

Last purchase was 270,000, and as a condition of our offer we said we would pay 1000 deposit, and it was accepted ,no questions asked. It really boils down to what you are prepared to offer, and what the vendor will accept.

Gladys, are you wanting to pass these deals on to others for a fee?

I wouldn't be trying to fix smooth edge over the top of tiles. They will shatter and you won't get the smooth edge to hold without drilling and plugging in to the slab. You would be best to hire a kango or similar with a tile lifting blade which is a broad flat chisel that will lift the tiles and adhesive easily.

Is it a timber floor or concrete ?

Brindusa, you had better hope this plumber does not read your post.
